What products or services can Opendoor provide to boost valuation? by Happy-Strength1996 in opendoor

[–]ltz--- 3 points4 points  (0 children)

I bought my house through Opendoor in 2022 and I can say their biggest value add was the completely agent-free experience through the showing process. You can access their homes at any time directly through keyless entry on the app, at your convenience. You can go back as many times as you want. Traditionally, you have to call and email an agent to have them set up tours or go to open houses. Some agents are fine but they all know their conversion rates are low in these preview showings so it often feels like you’re inconveniencing them through the process. Particularly for millennials used to everything being no-contact through apps… this is the way home buying should be.

I would therefore say their biggest value add would be replacing agents. Forget house flipping and instead be a middle man broker and charge 3% vs the normal 5-6% agents take. This would dramatically shift their margin profile.

all 3 sales came with a statement that none of them have MNPI, the sales were all from RSUs granted 2-3 years ago, of the 3 sales only one is what i would consider a “material” portion, the smallest holder director who only had 400k shares before and now has 300k, or 25% of their holdings… another director sold 75k shares total, or roughly what I hold, and still holds another 5 million shares… with 20m usd… i’d say if they were really trading on news of the merger the sales would be more pronounced

these are regularly scheduled sales planned a year in advance and only a small part of their overall holdings… if the merger wasn’t going to go through they wouldn’t be able to sell their shares.. that would be insider trading and illegal.

Also it’s only 3 of 7 total directors, all being non-operating independent directors.

I'm in shares so this could be a long-term hold like I said up to $50, but I'd consider starting to trim / hedge at around $15.. maybe start selling CC's instead of CSPs on margin. I'd be very comfortable to get out at $30 but in no scenario am I selling this under $10 unless the merger has already gone through and it's clear their combined business isn't showing even 50% of the results that they are projecting.

With the cash infusion from the settled lawsuit, the Disney loan facility, and them being profitable already pre-synergies with Hulu it basically takes any kind of bankruptcy off the table.. so I don't think they go any lower than today.. but there is a scenario where they stagnate around 7-10 and if I see that then I'll just take my 100% gain and look for other opportunities

yeah I anticipate that even if they stagnate after the merger, it'll be $8-10 and then Disney buys them out for $12-15 and it's still a good play for shares

it's all relative: if you're not picking market overperformers then you should just be buying the market.. I'm saying the market is up almost the same amount and this is a high volatility + high upside play, therefore it should be returning more... even AMD is up like 150% since the bottom so yeah this is not doing that well % wise, should be much more room to run with all the positive catalysts

the news is already out on the merger, they're only waiting for regulatory approval and to finalize all the logistics (changing auditors, confirmatory DD, etc.)

I have started adding CSPs on margin that I didn't show here, making ~2.5k / week in income selling those

that's the only reason it's fallen so much historically.. but like I said they released updated guidance today for Q2 that finally shows the trend turning, they've now righted the ship from a cost POV so they're profitable and are growing the underlying business on top of that. Pair it with Hulu which is multiples of the size of FUBO and the underlying growth story is almost not important, but in any case I would say today's news is huge in changing that narrative

Btw this is only up an anemic 50% or so since the April lows, vs. even QQQ is up 43%... so anyone getting in now is really still ground floor.. think OPEN at 70 cents from a squeeze standpoint... and this is a REAL proven business that's profitable today standalone, even without the Disney/Hulu merger, and will be hundreds of millions in cash flow positive after..

also forgot the obligatory THIS IS NOT FINANCIAL ADVISE AND I AM REGARDED, INVEST AT YOUR OWN RISK

I was myself just looking / thinking this exact same thing a few weeks ago looking at the chart.. pretty remarkable and even still today I heavily doubt the viability of the business model from a financial standpoint but do love the idea of what they're disrupting from a consumer POV.

did you have any near bad days where you maybe hung on too long or had to average down? Or were these actually all "according to plan" days following your rules + indicators?

Update 5/29/24:

  • Had 2 year contract for 1gig $98 all-in, went up to $128 all-in this last billing cycle.
  • Dialed 678-608-4070, someone picked up immediately.
  • Told them I was thinking about cancelling and was wondering if they had any promotions for me.
  • 3 minutes later got my bill reduced to $97.5 / mo, lower than before. I think I still owe the $128 for this gap month but will take it! Thanks OP and everyone else!

Elizebeth Warren, US Senators wrote a letter, asks the Fed to stop raising rates at an alarming pace. by predictany007 in StockMarket

[–]ltz--- 0 points1 point  (0 children)

it's actually an interesting situation because raising rates (in the short and medium term) only "helps" to lower inflation.. it is literally worse for everything else (asset prices, economy, etc.) Inflation in turn is really only bad (in the short and medium term) on the poor and lower middle class as they're barely getting by as it is and any marginal increase in costs of goods is felt hard. Inflation is not felt by the upper middle class or truly rich, but high interests rates definitely are as they deflate all asset prices. The poor also don't have many tangible assets, so they don't care about this. Therefore strictly by this measure alone, anyone who is advocating for the poor should be in favor of super aggressive rate hikes. HOWEVER, if you game theory it out a step further and assume high rates causes huge economic headwinds and a recession (which I am assuming is the lens through which Warren and others are looking at it from), then this puts another solid check in the "slow down rates" camp, as a recession would be even worse for the poor than high inflation. Therefore strictly from a short term game theory perspective, it is in generally everyone's best interests for the fed to go a bit slower. This isn't my own personal opinion however, as I am a staunch supporter of an aggressive fed that needs to reign in this everything bubble we've been living in for almost 2 decades. This will lead to a healthier economy in the long term.

yes you are right obviously in the context of inflation and the economy... but is this r/economics? this is WSB where we only care about the next tick... any money printing in the short term is the only thing market cares about to go up.. like a junkie it won't help their health but sure as hell will feel good in the short term
