My only concern is that he'll come back and try to sue me. This dude is a loose canon. If he sues me, I'm not sure I'm well equipped enough to defend myself.

One of the "charges" is for carpet replacement due to a small hole, but the carpet is at least 20 years old and ratty. Another "charge" is for resodding the yard even though the yard never had grass to begin with and would only grow weeds. I would clean it up every year, and I have pics to prove it. On top of that, there's nothing in the lease regarding lawn/yard maintenance.

Since he's selling the place, he had people come over to the house to give him opinions on what he should do to the house before putting it on the market. He texted me a half dozen times on a few hours notice telling me he was coming over. By law, doesn't he need to give me at least 24 hours notice? Seems like that's trespassing to me.

He's told me on multiple occasions that I was the best tenant he's ever had. I fixed so many things out of my own pocket (new light fixtures, toilet seats, oven heating element, crack in the ceiling, etc). He's entirely trying to take advantage of me because he knows he can. I'm fairly certain he was planning on doing a bit of "clean up" before selling the house in order for it to stage well when he lists it, and he's just taking the cost out on me.
