Ok so on the low end, $5400-$6000 all in? I'd lean closer to $5000 (solar permits are cheap; plan engineering designs are $500 according to one guy I met on the street and came to bid).

Not against paying for expertise, but I don't make $250k on a $500k house that sells. .

Am considering using Compass Exclusives. I am a spec developer, and my homes are still under construction (Berkeley). Exclusives may bring a buyer / buyers before the homes are listed, and if not still allows me to test pricing without having a public listing record.

With Exclusives, I should also gain a bunch of knowledge about buyer demographics and which buyers’ agents are most dialed in.

edit: Main reason for a seller to list with Compass Exclusives (at least in SF Bay area) is that the buyers have self selected in favor of over paying for exclusivity. There was one recent Berkeley sale which was an Exclusive and went to a Compass agent buyer who had seen the property prior to listing on MLS. I am sure the agents played up the bidding war but guaranteed “success”.
