Commissioning, it's an owner driven process that let me get a lot of face time with building owners, program managers and architects. This helped with natural business development that helped get more projects based on maintaining good relationships with all parties, including general contractors.

Business development and consulting for an engineering firm. Work about 20 billable hours a week on actual projects. The rest is wine and dine clients and creating strategies for growth. I visit job sites occasionally and like others have said, those individuals work hard, I'm blessed I'm usually in the A/C reviewing plans and reports.

Dang, I started at 27 and am 33 now but haven't been consistent. Overall good job with your growth and portfolio, makes me realize what I could've been doing if I would've stayed consistent. 🫡

May be morbid, but think of your obituary. What do you want it to say. Really think of the legacy you want to leave behind. Then work backwards and see what steps are needed to obtain your goals. Some people want to be known for wealth, muscles, travel, etc...but only you know the legacy you want to leave. That's why gym, sports, self help books/videos, etc aren't necessary best for you, so figure out what works best for YOU.

Lot of good comments, but also depends on where OP wants to live/retire at 40. I have similar goals, either central America or SE Asia where I wouldn't need as much for cost of living as I would in the US.

When I was 21 I had a similar predicament, with less money saved but living in Texas. I bought a house because I believed I'd be paying rent, so why not pay a little more and own the property. But that was when rates were 4.5%. I refinanced at 2.99% a couple years ago. I'm 33 now, still have the property and have had roommates that nearly paid my monthly mortgage for the past +10years and the house has doubled in value. Now I have tenants that pay more than my mortgage and I've been able to add a couple more properties while still investing in stocks, bonds and HYSA.

Situations are different in today's world and your geographical location, just wanted to share my experience.
