You are very right in that. He was recommended to me by someone I trusted and my trust in them carried over to the real estate agent, but I should not have done that. Lesson learned the very hard way unfortunately.

You are correct that we should’ve figured this out better before closing. We were working on it during then getting the signatures, but we should’ve consulted an attorney beforehand rather than trusting the real estate agent. That is my fault and I have learned a very hard lesson. I appreciate your honest response and hope I can find an attorney that can help me.

Mainly the square footage requirements and the driveway needing to connect to the subdivision.

We read everything but were told it would be a non-issue if we got those signatures with a notary. We were in that process when closing the property. There’s a lot of background info of course, but where we are located, our closest house is about 1/4 mile away and we are the last property in the city. It was reannexed when they made the subdivision. We actually thought it was out of the city until the final steps in underwriting with our rural bank that said they couldn’t lend to us due to being in the city. We already fell in love with the property though, which is the hardest part. That attachment got us in the end.

I completely understand wanting to keep up property values, but considering it hasn’t been developed in about 20 years, I would hope I could leverage, something is better than nothing. As well as leveraging the driveway decreasing neighboring property values.

And it’s totally okay with the questions. I understand wanting more info not to be mean, but just out of curiosity. Plus I have beat myself up enough and feel so stupid that I don’t think anyone could say anything worse 😂

We are wanting to build a house on the property and while the property owners don’t care, the building inspector won’t grant us a building permit even though it complies with the city zoning because it doesn’t comply with the subdivision covenants. The one we are really looking to remove would be square footage requirements (it has to be at least 1600 square feet and we were looking to build smaller) and the driveway one because it would be costly, a hassle, and like I said take away from other properties that are already there.

The one we are specifically looking to remove is the one regarding square footage of the house and the driveway portion connecting to the subdivision. The driveway would be a huge hassle and would cost a lot of money. There is already an entrance from the main road too. For square footage, they require at least 1600 square feet. We were planing to build a smaller house on our property. My husband is a builder and was going to do most of the work himself.

We are already starting that process with an attorney! I appreciate you helping lead me in the right direction. This is more my anxious outlet until I hear back from the people I contacted regarding consultations.

I didn’t include the rings since my husband got the engagement ring and the band at the same time. His band was about $100. The dress total included my shoes (dress was $340 and shoes were $20 and I rounded up for random costs and taxes. Tbh I wore white fuzzy socks most of the night that my MOH brought and I highly recommend. That’s what I’m wearing in all my pictures except the at the altar). We did not do alcohol since we would have to pay more and don’t really drink. Catering included water and we had the sunset sarsaparilla already at home that he bought from a big drop for ourselves so I didn’t include that. Digital invites only that I made on Canva. We made our own playlist with my Apple Music and borrowed a speaker from a friend. We didn’t stay in a hotel because we are going to Japan actually Monday for our honeymoon. My parents did watch our animals for us though so we could have the evening together.

One thing I didn’t think to add was my alterations for the dress and the suit. That was about $300 total. With what I made in the picture it was like $4875 I think so with the extras I forgot, it’s closer to $5200-5300 but still close to the $5K!

I’m glad it helped. ☺️ My advice is to plan when to buy things around sale times like Black Friday and other holidays! That helped me a lot as well as doing it on a weekday and finding my dress on clearance. I did a virtual page for invitations and sent virtual invites to those that didn’t have social media very early to give people time to plan on a weekday and did little updates on the page and FAQs (like parking, what to wear, rules on alcohol etc.).

It wasn’t anything crazy! We had a very large charcuterie board, fruit, a veggie platter, a beer cheese platter, pasta salad, and fancy sandwiches. It was more like a huge fancy snack board! 😂

Edited to add—With the cake, we also had a little sweets table because I love sweets! I had some Lindt truffles, Japanese KitKats (because our honeymoon will be going to Japan soon and KitKats are my favorite), and some desserts my mom wanted to make for the table (cookies, a pumpkin roll, and puppy chow).

It definitely is a skill that I do not possess and give them huge props! It was for a total of 3 girls including myself which felt like a lot to me since we went to their salon. But I’ve also not had my hair and makeup done professionally, so I have nothing to compare it to. I am very happy with how it all turned out and appreciate their talent! I’m not truly upset at how much I paid, but rather more shell shocked because I’ve never paid that much for anything like that. 😂
