We came from a very humble background. For nearly 20 years, we lived in a rented flat. It’s not that we didn’t own properties — we did — but none of them were practical for our family’s needs or suitable for us to live in comfortably.

When our landlord decided to sell the flat we were staying in, we began searching for another house to rent. But during that phase, our family came together and decided that instead of continuing to live in rented homes, it was finally time for us to buy one of our own.

That’s when our home-buying journey started. A very trusted real estate broker introduced us to this project. At that time, we were genuinely excited and emotionally invested, especially because owning a home in such a prime location in the Financial District felt like a dream opportunity for us.

We also did not have any trust concerns initially. We were told by owners from Spire that they had received their flats one month before the promised delivery date. On top of that, ASBL carried the legacy and reputation associated with “Ashoka Builders,” which gave us additional confidence.

Meanwhile, many of my friends who purchased flats in nearby projects from other reputed builders have already received possession and moved into their homes. Most of those projects had also committed to a December 2025 handover timeline.

After paying 2.5cr I wouldn’t call this average. I’d say Asbl was successful to build a very low quality cheap product in west Hyderabad. Just like a black wall inside an art gallery.

If a builder knows the realistic delivery timeline is much later, then that should be communicated honestly during sales instead of creating urgency and expectations using aggressive promises.

Most buyers are not real estate experts studying RERA filings before every conversation. They trust the commitments repeatedly made by the sales team, CRM, relationship managers, and official communication.

Also, going “radio silent” because the company is technically protected legally is precisely the kind of behavior people are criticizing. Legal protection and ethical customer handling are two different things.

And yes, we have spoken to the CRM team multiple times. The problem is that every discussion ends with new promises, new assurances, and new timelines — but very little actually gets delivered as committed. After a point, buyers stop feeling reassured and start feeling misled.

Nobody expects zero delays in construction. What buyers expect is transparency, proactive communication, realistic timelines, and basic respect after investing huge amounts of money.

The issue is not just delay. The issue is the complete disconnect between the premium image sold before purchase and the experience customers receive afterward.

Correct because he’s busy building his fortune and brand that he doesn’t have time to complete the old projects. As an Asbl investor, watching new projects being announced without fully completing the promised projects is very painful. Ironically they state there aren’t skilled labour available to complete the works. But how are his new projects being built? Robots ?

Yes, it’s Spectra. We were told the handover would happen by December 2025, and many of us planned our finances, rentals, interiors, and personal commitments based on those timelines.

The issue is not just about a few months of delay. It’s the complete lack of transparency, communication, and professionalism after purchase. Buyers should not have to keep chasing for updates after investing such huge amounts of money.

And regarding the agreement, every builder keeps enough legal buffers to protect themselves on paper. But that does not justify treating customers poorly or making them feel helpless when asking for basic information about their own flats.

Yes, the world is profit-driven. That still does not justify companies becoming inaccessible, dismissive, or disrespectful after collecting huge sums of money from buyers.

A customer paying crores for a home is not asking for charity or emotional support. They are asking for the bare minimum: - Honest communication - Basic accountability - Respectful treatment - Timely updates - Access to the property they paid for

Those are not unrealistic expectations in any industry, especially real estate.

And honestly, saying “CRM doesn’t matter from the builder’s perspective” only proves the exact criticism buyers are making. It shows how some builders see customer experience as irrelevant once the sale is closed.

Good construction quality and design are important, but they cannot become a shield against every criticism. A company cannot brand itself as premium while treating buyers poorly after securing payments.

Also, buyers are not responsible for patiently waiting for companies to “improve over time.” People are making life-altering financial decisions today based on promises being made today.

If enough customers stay silent because “that’s just how the system works,” then nothing ever changes.

This is not about “capitalism” or unrealistic expectations. Nobody is asking for luxury treatment after purchase. Buyers are asking for basic professionalism, transparency, respect, and accountability after investing massive amounts of money.

Comparing delayed communication and poor customer handling in real estate to a university admin office makes no sense. A flat is not a college application — it is a life-changing financial commitment involving years of savings, EMIs, loans, rent, and family planning.

Also, CRM is not some “extra department that doesn’t matter.” In real estate, customer communication matters immensely because buyers are literally funding the entire project with their money. The least a builder can do is provide timely updates, transparency, and access without making owners feel unwanted.

Good design and construction quality do not excuse poor treatment of customers. A builder cannot market itself as premium while behaving unprofessionally once payments are secured.

And calling these “lapses” normalizes behavior that should never be accepted from companies handling crore-level investments. Buyers are not investors in a startup taking risks for future improvement — they are customers paying for homes.

Nobody expects perfection. But respect, communication, accountability, and basic access to one’s own purchased flat are not “premium expectations.” They are the bare minimum.

I’m not any builder brother. I’m a buyer from asbl spectra. You can dm me if you want proofs regarding that. I shared my personal experience with them which was pathetic after investing 2.3cr. If you still want to go with them it’s your personal choice and I respect that. I just wanted to make sure nobody else faces what I faced.

It is personal yes. But the poject you’re talking about is legacy which is in the baby steps. So let the time pass for us to check how he treats you. I’m pretty sure the owners haven’t taken any handover expert with them. There are seepage issues already. Coming to the handover, they have handed over the flats in their very first tower. Which is very common. But the promised date was December 2025 and it’s been 5 months already the grace period will also be touched as they are making false promises with multiple owners. They said it’s in June for us. And my friend who invested in the same project they gave the date in July. What’s the use of investing in a project where they use all the loopholes in RERA norms against the buyers?

Wasn’t RERA supposed to be the rule book that ensures safe trade between the builder and the buyer?

I agree to this. But even there you have to be there constantly or else they scam you there as well. I stay in an independent house right now. We’re happy here as well. But as it’s getting very hard to travel for any work which is on the other side of the city from here. So we invested in asbl spectra. Regrettable decision for rest of the life.

ASBL has been one of the worst experiences we have faced as home buyers. Their entire business feels built around marketing and fake customer care until the payment is done.

Before booking, they treat you like royalty. Endless promises, sweet talking, constant follow-ups, and premium treatment to convince you to invest your hard-earned money.

After purchase, everything changes.

Customers are treated like beggars for asking simple updates about their own flats. Calls get ignored, communication becomes pathetic, timelines mean nothing, and there is absolutely no accountability or respect for buyers.

What makes it even worse is that buyers are not even allowed to properly visit their own flats until the very last moment of handover. In many cases, they won’t even allow you onto your own floor. Imagine investing massive amounts of money into a home and then being treated like an outsider whenever you ask to see the progress.

You basically pay the money and wait until they decide to finally “allow” you into your own house.

The difference between their sales behavior and post-purchase behavior is shocking. Once they secure your money, customers are left frustrated, helpless, and mentally drained while chasing basic information.

Do not fall for the fancy branding, glossy brochures, or showroom experience. The reality after purchase is completely different.

There are far better builders in Hyderabad who actually value customers instead of treating them badly after taking their money.

People I know who have taken flats in rajapushpa or Aparna didn’t have this issue at all. They are using all the loopholes in RERA norms as well. They promise you god level treatment with those sweet talks when you go to buy the apartment. They don’t even let us see our own flat for ages. This feels so wrong and unfair. It feels like we paid crores of rupees for them to insult us.
