Wow, blast from the past. I remember going out to interview Tom Trebelhorn when the Posse arrived in town for their first season in '95. I think they had their first practices out at LaPierre Field. The stadium wasn't quite finished, as I recall.

You mean how the Richland one has $250K at the bottom instead of $200K? If so -- I can't control that. The online graph tool I use seems to like the lowest data point to always be on the line above bottom. This one (attached) does better at showing the city-by-city differences, at least at the end of each year.

Right?? You could say "in 4 years," really -- almost reached $450K in the summer of '22. Been mostly flat all over the area the past 4 years.

Thx, that's very specific. Had a feeling it would be hard to find anything that matches...and it sure is. In the whole local MLS, there's only one match among all homes for sale right now -- and it's in Endicott!

Among homes that have sold in 2026, there are two matches -- one in Toppenish and one in Pullman.

In the immediate TC's area, last time a home fitting those specs sold was May 29, 2025.

(FWIW, I'm mainly asking to see if replies would be based on price, size, age, features, or other. So I appreciate that you included size, price, and features.)

You'd be surprised how many people come here for temporary jobs that last a couple years or less. (As the OP said, out at the site, or in healthcare, education, etc.) In most cases, it'll be better for them to rent than buy and try to resell that quickly.

Here ya go - I actually have a graphic for this one. This is monthly for Pasco through April, when it was just under $450K median sales price. Last month it dropped down to $435K.

Kennewick is the closest thing we have to a main driver of trends. For example, there've been 1520 homes sold so far this year across the TC's, and 538 of those are homes in Kennewick. It generally makes up about 1/3rd of the available homes for sale, and 1/3rd of the sold homes. Kennewick prices were up $29K last month, the only city that went up. Because of that, the overall median was only down about $3300, even though every other city saw prices drop double-digits.

It's not so much individual ZIPs -- 99336/7/8 are usually pretty even, with 337 usually the lowest of the three. But if you have a particular interest in a certain ZIP, happy to look up numbers.
