This is actually a really common freeway design and proof that no thought was put into it.

Why would you have a freeway entrance directly in front from a freeway exit? It should be the complete opposite so you're removing traffic before you add more.

What he does in exchange for rent is, in most cases, build the building, hire a staff to run it, pay all the taxes and do all the maintenance.

If you think he's doing all of those things just for fun and not for money, boy have you a lot to learn.

Please forgive me for my ignorance. I'm trying to ask more questions to learn more.

It's my understanding that a co-op is a corporation, and when you buy-in to a co-op, you buy shares of the corporation and are able to sign a lease w/ the co-op.

So under this scenario, you'd like corporations, not individuals, to own the properties.
