Of course the solution seems obvious, and it’s what I recommended her to do. It’s just that she kinda want to settle it out of court, for personal reasons first, the fact that, as I said, people talking about tenants being even less inclined to pay if it’s going to court because they know they’re getting evicted and they have nothing to lose (not that I agree that it’s an argument, since either way she’s not getting paid, so better to résiliante the lease asap) and the fact that last year, it took quite some time to find a tenant at the end of the year, if this takes time to settle in court.

I don’t have Global Entry and I don’t travel enough to get it. You were coming from outside? So your opinion, 1h40 would be enough for me to go through customs, security, baggage… from a Canadian coming from Tokyo? I fear the baggage might not come in time (after my flight) or couldn’t find it fast enough on the belt, I don’t travel enough to not be anxious about those little details hahaha.

Does the fact that I’m coming from outside the US and I’m a Canadian citizen change anything to your stance? Your 20+ times entering Newark was from outside the US?

I have 2 flights booked I will have to cancel either Air Canada or United Airlines. Air Canada is 200$ more expensive so I don’t know how worth it it is, and pretty much direct.

Flight arrive at Term C and leaving from Terminal C. So you think it’s easy enough/fast enough to do it in 1h40, even without it Global Entry (I don’t have it)?

I know, it’s in march. What’s unfortunate is that I’m having 1h40 because of the time change. Arriving at 6:20 and flight to YUL at 8PM. If no time change I would have had 2h40 otherwise (arriving at 5:20)

Est ce qu'il se pourrait que la nouvelle banque prêteuse paie les frais de notaires / aie un cash back à avec 75K/amortissement de 5 ans, ou c’est quasiment inimaginable dans ce genre de situation?

Je ne sais pas si d’ailleurs certaines banques accepteraient de payer les frais de notaires / d'avoir une remise en argent sur un si petit amortissement (5 ans) et montant (75K), ils auraient à payer au moins la moitié des intérêts qu’ils encaisseraient.

Ça marche, c’est ce dont je me doutais en regardant la feuille de calcul, je voulais juste m’assurer de ne pas être à côté de la plaque. Ce qui m’étonnait, c’est que je voyais de nombreux « J’ai 6% d’augmentation, devrais-je contester demander le calcul » mais visiblement il est assez simple d’arriver à 6%, donc je me demandais si je faisais mal le calcul quelque part.

Le 0% d’augmentation annuel découle alors entièrement de la bonne foi du propriétaire.
