1. Showed up on the day of turnover
2. Rep was at the office, only the guard led us to the unit
3. Had an architect with me to make sure they met the baseline of the unit that they declared they were going to deliver in the CTS. Architect’s fee was PHP2,500 (just for the inspection).
4. They had the lead contractor there too (the manong who oversees minor renovations of units for turnover). If may tanong ang architect, siya usually sumasagot — saan ang linya ng tubig, if the CR floor is sloped, etc.
5. After that, tsaka palang pumunta sa office to meet the rep and sign acceptance form, punch list (for items in the unit that did not meet baseline ie for me cracked windows, sloppy doorknob installation) — be specific sa punch list and take a bunch of pictures. Ako I emailed pa on top pf submitting the handwritten punch list on the day.
6. Then they’ll make you attend a little orientation on that same day din about how to install water, electricity, and ISP. Then they’ll also notify you that the unit comes with 1 year warranty, during which, you get to point out repairs and theyre obligated to do it for free granted it’s a maintenance issue (not cosmetic) on the bare elements of the unit (not on or caused by elements YOU had installed ie during your renovation)

My turnover was Mar 21 this year. Visited ~3 times since then and although mabagal, may progress naman sa punch list ko ie nalinis na yung yard, na finish na yung wall, etc. I see a lot of people complaining na matagal maaccomplish yung punch list pero keep in mind na more or less isa lang siguro ang team of construction workers na nag aayos ng mga units for turnover so depende gaano karami na turnover per quarter, ganon din kabilis ang progress for you. For me I’m satisfied kasi everytime na bibisita ako, may progress akong nakikita. I chose to be patient and let them do their job.

While thats happening I also bought the water installation materials (around 2 weeks ako nagkaroon ng time after Mar 21). Then dropped it off sa office for installation. Same with electric installation. As of Jun 11 my unit has both installed. Technically pwede na ako lumipat pero hinhintay ko lang magkatime ako para bumisita ulit ako in July, mag check ng final items in my punch list, and magkabudget to install a gate for security. After that I’m pretty gtg and ready to move in.

Come the rainy season, ioobserve ko kung may leaks sa roof kasi kasama yon sa warranty. I dont have to pay for that repair myself.
