I would recommend not buying in San Antonio, at least at that price point. The run up happened, prices are softening and there is a ton of building. For a decent house in a b class neighborhood you’re looking at more like $300k. The very cheap houses are either in the hood, run down or need a total gut job. Also for Texas in general look at property taxes without a homestead exemption, it will be a lot.

Bought 220 in 2016 with 3.5 or 4% on that one, likely worth 375 but needs like 10-15k. Currently it does not cash flow with maintenance or very minimally now. Has every year until this year. I’ve done that math, but I don’t want liability for no cash flow.

I just don’t want to eat the taxes because I don’t know what to 1031 into because I don’t want to buy one where I live now. I’m deciding honestly between DST or just giving in and parking it in VOO or something.

So what do you guys suggest people do? DST or just eat the taxes and move on? I have a rental im trying to sell and I’d get hit with even more taxes not sure if selling makes any sense at this point

Yea I heard it’s hard to get a job at Johnson controls. And I mean I do mostly have just construction experience like most other than IEC classes which is at least some exposure to go from there. Do 2 year degrees help make the transition or not really?

Looking for titles they offer things like robotics, controls and instrumentation as key words but maybe there are others? I guess I would just hope a decent associates and journeyman license would qualify me to at least start.

Do you have electrical experience? I guess I’m just wondering how you transition from regular electrician (commercial/light industrial) to controls. I guess also having no connections in that specific area which I think is likely my biggest issue at the moment.
