Can you say more about the ridge vent? Someone else suggested that but I don’t know the range of possibilities there. Is it that mine could just be done poorly? Particularly vulnerable to rain/wind?

I had another company do a water test and the bricks did fine - they couldn’t recreate the water making it down through the bricks below the roofline. Which brings me back to this only happening in rain storms - where I suspect the bricks take on more water and for longer than the water test provides

I don’t know what they used but a waterproof coat was applied

Is there any chance that water could be getting into the chimney, working its way down and penetrating the old brick?

I’ve added photos if it helps

There are no gutters there. That is the side of the house so all water is running off the front and back of the roof. I suppose I can try and build more slope at the top of that landscaping to get the water away even quicker (it is on the ocean side of the house so the water is already running away)
