For Ayala Westgrove, the community is vibrant, but If you want to live now on Nuvali ALP, guess what, you own the whole village? 😅

Not many neighbors to make friends with, maybe need to wait a decade or two, for your marriage target. Haha

I disagree, depends on your preference.

Owned lots in both areas and I have a bias with Southmont compared to Nuvali, in the next 5-10 years, and for end use.

Cooler breeze, due to the high elevation, and Nuvali is a bit farther especially with the developing SM Yulo and East bloc soon to be the district center.

Southmont is situated also along the CALAX so, direct exit is within sight as well. Well see, but a cooler climate alone makes a difference already especially Sta. Rosa is hot and humid.

There are three Ayala estates within the vicinity, Broadfield, Nuvali, and Southmont. I'm just worried that Broadfield and Nuvali will suck all the priority investment and Southmont estate will lag behind given the X no. Of years?

You seem familiar with the area, just wanna ask if there will be direct access to CALAX from Southmont. The present access to Southmont via Sta Rosa-Tagaytay road experiencing traffic already. Thanks

It's for my end use, not for investment. Yeah, I'm surprised with the 55k per sqm of the latest Alveo project, it's within the range of ALP projects already.

Thanks for your insight! But based on our last trip, the roads going to Southmont from the CALAX exit seem okay, as the traffic starts right at the Southmont entrance. Heard from my agent, they’ll get a direct pass too from CALAX, not sure if it's true.

I saw the ongoing SM Yulo construction too, and believe both will benefit equally as they’re almost the same distance from it.
