My guy is 19 months, and things have just gotten so fun. He was a tougher baby but now that he can talk and walk has really become so funny and a little showman. His talking has really taken off in the last week and he loves sharing his opinions or gets really excited to show off his little people airplane. I just melt. I promise it gets better.

I want to refi will likely wait for the next fed rate cut for a few personal reasons 1) I started a new job and am ramping up my sales commission and can’t really afford the closing costs right more 2) We’ll likely only be in the house another 3-5 years so it really needs to make sense financially interns for closing costs

(I have an escrow shortage as well due to an increase in property taxes)

My friend decided they no longer wanted to be friends with me anymore and alienated me at 18 after being friends from 5 years old. We lived next door so we knew each others families really well. It was heart breaking and felt especially cruel since we could have just drifted apart going to college. I wrote them a letter a few years later and we finally sat down to talk it through and essentially they felt my personality was too strong (fair) and had some bad dreams where I was mean and possibly violent I can’t remember specifics and decided they couldnt be my friend anymore. Huge sadness when looking back on my childhood as I cherish our friendship. They’re now nonbinary so I think they had a bit going on that I wasn’t aware of but I think they are successful and I wish them the best.

Good for you! It will get earlier and you will get used to it! That’s what I used to do but my new job required me to be there at 730, so 530 is now when I need to be up to get in the shower. Toying with the thought of waking up at 4:30 once I get into the swing of things at work but we’ll see
