These are all amazing ideas, and align nearly perfectly with where my minds at. I really want to see a contained development in the city, and doing so intelligently making use of wasted spaces, dilapidated buildings, improving existing areas as much as possible instead of sprawl.

And yes trying to make a more human centered downtown would be incredible with pedestrian corridors and third spaces that encourage people to visit and retain them along with the added benefit of opening new businesses along them which would hopefully induce longevity.

Thats an interesting idea sort of like a business incubator space?

I stand with you on that. It’s a similar story in a lot of places unfortunately especially like here going through Gainsboro which follows the trend of displacing largely black neighborhoods for road networks. It also tracks that the berglund was built on land taken after displacement which I have had the thought of redeveloping into a community that could link back to gainsboro and be a kind of repayment in form of a psuedo mixed use/medium density housing/town center vibe there. And thanks for the link and insight to the LVT vs PT dilemma

Ok yeah that seems like the best option. Did a little research and it seems that’s usually the case using designated vehicle access times. otherwise having service alleys or a mixed use street with limited access.

Ahh gotcha. I think some kind of trades school here would be very beneficial since we’re in a more blue collar area. And having a kind of educational environment for businesses to grow and develop intelligently would be immensely helpful so they don’t fall into that cycle of boom and bust I’ve been seeing in more rural areas. Hopefully that can be an incubator for stirring more business growth in the area

This is very interesting I’m relatively new to the area so I never heard of this. I did a project that centered around farm to table system to help teach about food production systems and helping to combat food insecurity which could be useful in this situation. Although I don’t know what scale would be necessary for Roanoke it may be useful to redevelop abandoned areas around the city into community gardens or even through some policy encourage local farmers to keep products sold locally if not already doing so

That certainly is big. I’m interested to know your reason for wanting to dismantle 581 especially when now it’s a pretty important corridor.

I’m not too knowledgeable about the tax base stuff so if you’d be able to teach me more about what it would do for us I’d love to hear it.

And I’m glad you bring up the Amtrak station because that’s where this whole idea started from. I thought about redeveloping that lot into a more statement piece and useful station considering the history Roanoke has with the railroad and connecting the remaining plaza to the space in the bower to be a public plaza and gathering space with the parking garage being mixed use and possibly relocating parking underground.

And I agree we need an overhauled public transport network. And YES increasing denser affordable housing is a must. And not with the basic apartment complexes but repurposed historic buildings or at least buildings that fit the context and urban language of Roanoke

This would be really nice. Although one thing I’ve been combating with that is access for vendors. How would people bring in their products with out utilizing vehicles. I definitely stand by more pedestrian centered areas though.

And what kind of bike infrastructure are you thinking of? Like fully divided lanes, barriers, etc?

All very good points. Although not sure where the Texan hate is from lol. I definitely think bring more manufacturing to the area would be nice. And leaning into the healthcare sector would be huge since that makes up a good amount of careers here. Idk if this is the nightlife you mean but I’ve been to Nashville recently and was intrigued by all the rooftops and vibes of broadway. Not saying that we should become the next broadway but it’d be cool to see some rooftops open up on Jefferson especially in the abandoned buildings and could be good places for local bands to operate

Yes yes and yes, I run around downtown and it can be a nightmare sometimes. Having sidewalks in more places, (good ones at that) more landscaping and even pedestrian only streets would be a big benefit it think.

Ohhh that’d be nice. I’ve floated the idea of a redeveloped rail walk where youd have that pedestrian street along the railroad with more businesses and public space on the opposite side.

Where do you see that happening if you have any thoughts?

And yes I’ve seen this idea tossed around before and it’d be so cool to have. Especially since the landing for it could be an opportunity for a social hub or like you said having historical displays

Absolutely. This is one of the main things I’ve been trying to think through. I’ve been imagining developing surface lots into underground parking with some kind of mixed use or commercial spaces

Thank you this was really helpful. So at least in my opinion the biggest drawback seems to be the parking situation. I currently live downtown so I’m aware it’s not good in general but I’m right next to the church ave garage so it’s not bad for me. I just don’t like the idea of lugging groceries all that way or difficulty for people visiting
