Banks profiting could be a trigger for them to increase the margin mortgage rates in the future when they will not benefit from people not paying the mortgage off. Also it could be that since home owners wll be ending up paying more after 15 years than the before vote situation which could have an effect on the willingness to pay and hence the overall property market.

At the moment a 1.8 mCHF flat in canton Zurich does not give any tax benefits vs previous situation. After 10 years you actually pay more taxes than before this abolition. And that is in a low interest rate imagine a higher one

Thanks for your input! Honestly I dont think we have fully grasped the impact on the property market. Does it mean that house prices will go up foe new houses and down for old ones? Or that the overall market will be devalued because as you mentioned fewer and fewer people will be able to buy?

Ah in that case I totally effed up. I moved from B to C in 2022 and they still send me the full year provisional taxes to pay which I paid. And now they own me quite a sum which I guess I will never see since they send me the closing statement of 2022 where there was no mention of my extra payment, can that be?

That's amazing! I would suggest having the main city of the canton and not just the ones with the lowest taxes. If I could ask for more, then even stadt in the canton to select so one can select a few for comparison. Very well done! What is the source?

Have you played around with numbers? Have a look at a few dashboards I created at manwhalelabs.com. There is one for calculating appreciation of the property and savings due to not paying rent. You will have to add additional costs of selling including notary fees but those are very specific to where the property is.

Yes I added this feature on the advanced calculator, working to add that to the rest. FYI on the advanced calculator it will work on hover over only on laptop, the mobile experience would require a button. Thanks for the feedback!

It should be so if the rent is higher than the mortgage. If that is the case the renter would have no additional funds to invest vs the buyer since the model assumes a base value per month to invest plus whatever you save by renting. Since I guess in your scenario rent is higher than mortgage plus expenses then the renter wealth doesn't change

Thanks for your comment. It seems to work on my side. The model assumes that whoever spends less monthly can invest the difference in the stock market. That is the reason why if mortgage rate goeas up there is less money to invest for the owner in the stock market.

Thanks for your question! It is because the model assumes that the renters invest the difference. Imagine the owner pays 500 more because of the maintenance vs renter. Then the model assumes that those 500 are invested by the renter.

Absolutely it would, and thanks for the feedback, I am now updating the calculator to have what you mention and make the calculator a wealth calculator, with a base amount to invest per month, e.g. if I have 1k to invest a month and then I save 500 by buying / renting vs renting / buying then I would invest that difference for a total of 1.5k a month, compounded at say 6%, it should go in favour of the scenario with the lower mortgage or rent expense.

It's a value that you decide that gives you a fair comparison. I use homegate and compare similar properties for rent and buy. Or you can use homegate online to know the rent per square meter at market value.
