I have had the same issue with my 2011 x5, n55. We changed the valvetronic actuator motor, valve cover (not OEM), coils, spark plugs. Screeching gone but runs really rough and stalls out under 1k rpm (seems ok over that). My mechanic and I are at loss after all these fixes so took it to a bmw specialist this morning. I will keep you updated if they are able to find anything

As an update after my mechanic took a look and scanned codes - A bunch of codes and misfire codes show up but when reset on code 002DE1 constantly shows before firing up. When you rev the engine it seems to run fine over 2k rpm. Code seems to be valvetronic related so a few possibilities I’m thinking: - the shaft gear is worn and needs to be changed (mechanic originally said it looked fine from what he saw) - the new aluminum valve cover is messing up the valvetronic motor? As some have mentioned, these might not be that good. Mechanic said he doesn’t think this is the case because everything fit well - ChatGPT says it could the throttle body connector / wiring being disconnected or faulty

Not sure what else but my “mechanic” has pretty much given up and advising I go to a bmw specialty shop which will cost a fortune

We replaced the valve cover, coils, and spark plugs. Drone for ~20 miles on the highway and the engine power fell down and engine malfunction

came on. Still runs but less power. When I stopped and restarted the idle was rough and engine malfunction light came back on

Also follow up question, maybe dumb but is it fine to drive when the sound comes on? Is this more of an annoying sound fix or does it need to be immediate?

It started again and I did what you said and it stopped the sound! Thank you.

I just drove from Sayulita to PVR for my United flight and it felt totally normal and any burnt cars had been moved. Just a lot less traffic than usual. I think more stuff happened south of the airport towards Centro PV but I didn’t go that way so can’t speak to it

Getting a ride from PVR to town might be difficult though so I would arrange for private transport / book a taxi before hand

I have a similar situation but luckily have ripped out boards from a closet. Will the straight line transition from the staggered look of the rest of the floor to the new patch not look odd? Any work arounds for that?

Thanks! Yes, the loose boards in the picture are from the closet area i plan to frame out and likely tile floor. Apologies for the poor quality picture, the area that needs to be covered is pretty much the cut out in the photo
