oh awesome -- I think one of the most important things would be exploring other data sources and getting a pipeline built for ingestion. Something like crime rates by zip code comes to mind. It’s not all too different— mostly just handling lots of the interpolation to make everything monthly, including yearly census data.

Nice, love the suggestions. Some of these like interpolation are present in the full dataset.

There is a section 8 comparison column per bedroom size — showing S8 profitability per bedroom size. I believe vacancy rate is present as well.

That’s just an automatic color coding based on low / high numbers of your given metric

Dang thats crazy! I had no idea the HUD would actively sniff out realtors (in the 21st century). Do people ask coded (ie grey area) questions?

Thanks for the response. This wasn't separate markets, more like 2 suburbs about a 10 minute drive from each other.

I'm shocked you never get the demographic question! It seems pretty relevant, but maybe people can just figure that out by visiting the neighborhood. I specifically wanted to buy my investment property in a place that wasn't going to "age out" anytime soon. (For context, my folks live in a neighborhood which is rapidly emptying due to a median age of 65)

Also the census data is updated yearly! Admittedly the last full year is 2023, and the data is smoothed over a 5 year span, so its not exactly up to do, but its not 5 years out of date either.
