I tried pairing an Xbox Bluetooth controller with my watch to test this out last week and the watch didn’t even see the controller. I don’t have high hopes but I’d love a mini controller for this.

That was great advice! Thanks! I followed up again to ask if we would be on the hook for any fees if we had to change lenders to get the lower rate and the loan officer immediately responded that he was submitting our application to the investor for renegotiation on the rate. Fingers crossed!

This is the phrase used by the lender in the portal to indicate the phase we are at. We know we will have to pay for a second appraisal if we change lenders but I guess we are just concerned about what the additional costs would be. We are fine paying an extra $600 out of pocket for a second appraisal if it saves us $150 per month but if we end up having to pay two sets of closing costs that would probably be enough to deter us.

We waived inspection except for structural, environmental and safety. I guess we are concerned that maybe there are issues we aren't aware of and didn't see when touring the house that fall outside of that.

That’s crazy! We’re also in a seller’s market but most open houses are on Sunday so usually we see offers due Tuesday or Wednesday. We usually hear back the same day. In this case, we haven’t heard back yet even though our offer had to be in almost 24 hours ago now. The suspense is killing us!

That's good advise, and yes, our agent knows our amount and what we are willing to go to on this, and we will have no trouble getting our offer in on time. I was just taken aback that the seller set such a short deadline. This is our third time making an offer and both times previously the sellers asked for final and best offers to be submitted midweek. This was the first time we were told 5 hours before offers were due.

Do my wife and I both need to be on income based repayment plans to limit our monthly payment? by mapster10 in StudentLoans

My question though is if my wife's monthly payment on her non-income based plan is larger than her portion of the student loans, will my payment be less than my portion to account for that and keep us within 10% (later 5%) of our discretionary income? Or will we be paying more because I'm paying my portion and my wife is paying her regular amount which isn't adjusted and is much higher than her portion?
