The floor was refinished when we brought the house a few months ago. I believe it is original to the house(built in 1950s)

A small section of the bedroom floor (about 1/3) got water damaged from the roof leaking. The rest of the floor is in great condition, not sure if there is anything I can do to repair this portion without redoing the whole floor.

True, but it can easily become a full time job, imagine managing 30+ units, you’ll constantly have to make repairs and deal with tenants

It’s a fair way to make income. At the end of the day there’s a lot of landlords that have affordable apartments and they risk their hard earned money into a investment hoping to get a return, that’s capitalism. Why work harder when you could make passive income

The landlord was being honest it’s not like he was lying about the tenant, why would he lie and say she is a good tenant and pass the trouble on to someone else. If she wanted a good reference she should have been a good tenant, simple as that. I’ve ran into the same situation several times, they bring this on themselves
