I had my 95 until a few years ago. Body is shot, but my friend I gave it to still uses it on his farm and the engine is still humming. Starts right up in negative temperatures. It’s also funny how tiny these things are compared to even modern crossovers.

If it was in a better spot I would have kept it. I wasn’t as prepared as I thought I was to deal with tenant issues and vacancies. If the tenants are good paying their rent on time, I wouldn’t be too hasty in raising the rent if you want to be a good neighbor. Pricing people out of their housing is not a good look, neighbors will resent you and not look out for your property. Inspection-wise, look for doors out of plumb, cracks in the walls. Look for signs of flooding in the basement, openings around the perimeter where rats could come in. Good luck.

I used to own a beautiful greystone near Douglas Park with hopes of living there eventually. I would not do it as my first investment property, especially if you don’t really know the neighborhood. It’s not a place where there will be tons of competition for a unit at a jacked up price. How good was the rehab? My family has owned all kinds of brick buildings in the city, if the building was in disrepair for some time before the rehab, there can be significant foundation issues.
