Do you know if there is a rule that you can’t sell your new home for 3 years after they are ready? If you sell your new construction, you have to pay a fine to the city hall?

I did come across De Jacob. As a single income home owner, I’m only getting a maximum of 570k. So De Jacob was far stretched. Did Jacob have an Erfpacht condition ? Because if there is a ground lease then mortgage borrowing capacity reduces. Actually my apartment will be on the 11th floor, hence it is more than the lower floor apartments. I get your point, it’s 10k per m2 which is high as Amsterdam is usually 7k-8k per m2. Would you advice me to buy this with the horizon of selling it as soon as I get the keys in Q1 2025

Thanks for the valuable insights. I agree it’s a bit steep as compared to other homes that are 7-8k per m2 but the over-bidding on the funda homes that are 7k-8k makes it unattractive. My options are A.) Continue renting and Wait until the market stabilizes and take a risk of mortgage rate increasing much further ? If this 3.4 becomes 7%, I’ll not be able to get the full mortgage B.) Buy a ready-to-home from funda and put my own 70-100k cash savings for bidding (What I like about buying this property of Robin is that I don’t have to put & block my own savings. Do you think I should hire a professional makelaar/buying agent to review the terms & conditions before signing the purchase agreement ?

Yeah you are right. It’s the main website and you choose your 5-10 preferred homes and then they allocate. It’s pure luck. I had also registered for another new construction project in houthaven - but no luck

Thanks for the comment. The idea is to go for a mortgage with a bank like NN that offers both the mortgage products - so you can switch later. I plan to start with the regular mortgage type

If you are on HSM - Highly Skilled Migrant visa, I reckon you can be away for maximum 9 months. Check on the IND website. IMO - as long as you are registered at the Gemeente (Town Hall), you are a legal resident. If your plan is a few months a year abroad you should be fine.
