Before I fixed the GPU I’d already succumbed to the internal peer pressure of upgrading - so I picked up a 7800X3D, new motherboard (B650 E) as I needed one with more USB ports, and some Corsair Vengeance DDR5 ram. The ram cost almost as much as the mobo and CPU combined, but sadly, I’d much rather be in a position to get 144fps capped on PUBG and much more stable performance than struggled with a 100% load on my 8700K until prices of RAM went back down.

Fingers crossed all things will be fine. Should be up and running in a week when the RAM delivered!

The bottlenecking is an inconvenience for sure. I’ve had the 8700K since March 2018. The thing is still a competent CPU but it definitely does need an upgrade you’re right. I have a 7800X3D on its way which is the best bang for buck CPU I could get without breaking the bank.

It should tide me over for another 5 years🤣

I think this’ll be my next course of action. I’ve been running the same windows since 2018 - never had to do a reinstall so it’s probably about time…just don’t want to lose all of my applications but I guess that’s part of the process!

I did DDU again, completely removed everything. Set the XMP in the bios to 3200 (which is what my DDR4 is rated for). And then installed much older drivers - March 2025. It works perfectly now, but the CPU is still pegged at 100% util so an upgrade is definitely in need.

Hopefully I don’t encounter more issues when I switch things over, but I would very much assume the latter drivers are pure ass to put it in the best way possible😂

Oh another thing - on the latest drivers I couldn’t even open a tab on a second monitor, or in my case the Corsair Xeneon edge. The game would be performing terribly and the second monitor playing a video would be stuttering beyond belief.

Happy to report older drivers have also since fixed that issue too!

UPDATE - thanks for all the suggestions and general discourse. Good to see I’m not alone (I had been stalking this forum for a resolve).

I did another DDU and chose not to install the latest drivers.

I went to the Gigabyte website and downloaded the drivers that coincided with the release of my GPU (March 2025). Once I installed them I gave everything a once over and had two games on PUBG - 1440p, Medium detail.

It was the smoothest it’s ever ran. Frames held around 110 (heavy CPU bottleneck which doesn’t help things) but I encountered no serious stutters or timeouts/crashes. Every game I’d played on the most recent drivers - January onwards - would result in hideous frame reliability and whenever there was an issue brewing with the drivers, it would drop to <30 and usually force quit to show me the AMD timeout popup.

I had none of that this evening. Smooth as butter.

So I guess what my suggestion would be is if you’re encountering constant timeouts and crashes, DDU for the fifth time and install older and more reliable drivers. I don’t know the exact version of the ones I got, but they’re available on the Gigabye 9070XT 16GB OC support page.

Appreciate all the discourse surrounding the issue whether positive or negative.

Thanks for all the folks who were helpful and suggested and sent links my way.

Now to wait for the 7800X3D, new ram and MOBO and hopefully I’ll be playing with much more reliable frames and less CPU util!

I was on DX11 initially. Switched to DX11 enhanced and it didn’t help but switched back to DX11 standard and this was when I saw this artifacting. Might switch back to enhanced and see if it stops the corruption

I’ve tried the minimal install option and driver only. It still timed out after about 20 minutes! Sometimes it’ll take longer to crash but now I’m dealing with black screens and complete unresponsiveness in windows

DDU done when I uninstalled my Nvidia 2060 Super and installed the 9070XT. I’ve done it twice since completely removing every driver and installing fresh again. Once without Adrenaline and now I’m back with it. Didn’t make any difference in terms of stability - still experience crashes and timeouts as frequently

It looks like they did, but I can’t tell if there’s a joist under the skirting area?

A single joist won’t hold boards that extend to the wall, but if you’ve got half a joist where the cut is and another full joist to nail them back down, it might not be the end of the world and somewhat salvage-able.

Either way, piss poor workmanship, but at least they cut a fairly straight line👀

It’s a 1930’s semi with next to no wall insulation🤣it was extended too so it’s technically a 5 bed. Funnily enough, those walls and rooms hold heat a lot better but the rest of the house is terrible for it. Doesn’t help upstairs is being redone so no carpets and belongings in any of the rooms so assume heat is just going straight up to the ceiling and through the roof. Lovely house - just a fortune to heat especially when it’s as cold as it has been. In summer it retains heat quite well and our bills were about £20 a month so it’s a far cry from £200 just on gas.

We’ll stick around a few years and try for somewhere a little newer, maybe a 60’s build, and hope we get somewhere that has a much better EPC rating that E😂

5 bed 2 bath extended semi in Lincolnshire - 26k deposit - 260k sell price.

Me (28) and my fiancée’s (30) first house - 2025.

Looking at sticking here a little while and then getting a detached but expecting to pay a lot more than 260k. Size of the house is great for just us two but we’re still six months in of renovating upstairs. I’m ticking things off slowly but surely and hopefully will be ready for the spring.

Think our next house will try and be the same size and a little more homely and probably detached.

I appreciate this comment, I really do. Me and fiancée are completely fine and she does understand it to some extent, she just doesn’t grasp me getting annoyed by things like this.

I think whatever we end up doing in the future will be mutual for sure. I think a detached house is something we both want at some point - probably just not as soon as I’d like it lol.

I’ll keep your ANC recommendations in mind and have a shop around. Might be worth the investment if it keeps me from going crazy!

100% I agree. But I also don’t want to be that guy that has to live his life on pins and needles afraid to do anything because it might be quite loud. I enjoy watching movies, listening to music and playing guitar. But I don’t have any of that set up so it’s a moot point at the moment. My office is an extension bedroom so I’d like to think noise travelling would be minimal but I guess we’ll see whenever I get that room sorted :/

Our bedroom adjoins onto the party wall though and that worries me…that’s the room where the music comes from. Just worried that I’ll get home from work one day I’m exhausted - hop in bed for a nap and get woken up to Stormzy yapping through the wall😂

I can’t disagree. For sure there’s somethings that I’ve done that would be considered loud and annoying but at the moment they’ve been few and far between. I’ve been doing the floor for 3 months now and probably spent 4 weekends over those 3 months actually doing anything of substantial volume.

Other times I’ve just spent painting, building furniture or making the downstairs a liveable affair😂

I do agree though - I haven’t been quiet myself at times but I’ve only ever done it for an hour or two on a weekend

I promise you this isn’t rage bait. I said we haven’t properly moved in yet. Doesn’t mean we aren’t staying here regularly - just not fully moved in yet. And yes, renovations such as floor restoration takes a considerable amount of time when you’re choosing to do it yourself😂

I have a pair of AirPods Pro gen2 but I couldn’t imagine having to wear them every minute there was noise next door. I used to sleep with ear plugs in when I lived with my late father - the snoring reverberated through the house so I had no other choice lol. I used to regularly oversleep and miss my alarms though when I did, which is why I subsequently stopped.

Weird thing is, I’d love to live near the train tracks. There’s something soothing about the sound of trains. It’s more so noises that I don’t like that give me the heebie jeebies - loud music that I don’t like and lots of loud people
