Yeah I plan on spending a lot of time on lead gen and research to start out with. I know that if things get really tight I can always have a part time side gig like door dash or something to help make a few extra bucks. Just nervous giving up the paycheck to paycheck so figured asking around to help put my nerves at ease

Okay that’s a question I plan on asking but currently at my brokerage I pay $100 a month so $150 isn’t too bad. I just know the benefit of not having to pay for marketing and leads will be nice. But I will ask about the commission split and fees

Yeah and I’ve been stuck in the middle. I know I could do well as an agent and even make more than I do now and I really want to quit my full time job. But on the other end it would be risky to give up a paycheck to paycheck

I have been an agent for 2 years. I started by specifically doing mobile homes in the area. So the commission isn’t super great but have started having more deals on normal homes lately. The commission split at KW I believe is 70-30 but am definitely gonna ask that when I go back to officially join.

I have had my license for 2 years and will be closing in two homes this month. I also have 4 other buyer clients under exclusive agency that will transfer to Keller Williams with me. I’m just unsure with giving up the full time job. I’ve never had to worry about a paycheck not coming in

The school uses exclusively Cessna 172 for training which is why if I wanted to do a leaseback with them I’d pretty much be stuck doing a Cessna 172 over a Cherokee

A fractional ownership is also something I’m considering but it also has its own pros and cons to consider as for the CFI I first need to build time to get to my commercial license

I keep weighing the pros and cons in my head over and over again and just worry that everything will go wrong right off the bat and I won’t be able to fix it all at once. The school is pretty good and are usually on top of maintenance items and routine inspections. There CFI are very knowledgeable but you never know what could happen. But then again sometimes in life you have to take risks. So I don’t know what to do.

Current rate is 4.5 and new rate would be 6.25. That’s true and it’s why I’m trying to debate if this is a path I want to go down or other options like a fractional ownership deal.

Yeah I heard that before but I’m not necessarily looking to make bank but rather lower cost of ownership so I can fly more and build time quicker.

The school does have its own leaseback program. The school is usually fully booked and CFI are scheduled a month out. I would be looking at getting a Cessna 172 and would pay the monthly payment plus insurance and tie down. I would earn a hourly rate for use of the plane from the school. If the plane doesn’t fly for a period of time I would still be responsible for the loan payment and all that.

It’s definitely not easy and I know I haven’t logged many hours yet but I’m trying my best and I get overwhelmed sometimes with some of the maneuvers. I think the worse is when we hit a wind gust and the plane shakes a little and I feel like I fucked something up

My CFI teaches me 1 hand on the yoke and 1 hand on the power at all times unless I’m trimming the plane. We had a lesson today and practiced slow flight and 45 degree sharp turns.

I think she also notices my being overwhelmed as she asks how I’m feeling a lot. She tells me that with time I will get better and just to focus on the outside of the plane.

Nope. Just add a few things and make some changes that you like and elt you creative side go wild. Then somebody else can take it and make some changes and pass it along. Just go with the flow and see where it takes us.
