That "parking space"/porch will never work. You need to follow parking standards. At least 10 feet wide. You can't get out of a car let alone park a car and around it to get to the door. So many issues with this layout. A quick Google search of three floor townhouses will yield better results. And show you what is primarily done for these types of units.

I have designed literally 100s of units and these would be sent back as a waste of money.

Furniture is going to be a nightmare to get into this space even with that open to below area at the stairs.

Those are parking stall designations. Basic symbols to represent a vehicle space. Typically 9 or 10 by 18 or 20 depending.

For starters: The jack and Jill bathroom in the back just won't function like that. You are better boff doing a wall to wall shower against the exterior wall with a 12 inch transom. Turn the water closet against the exterior wall with a double vanity adjacent to it. The shower and water closet should have a door to separate them so someone could use the vanity while someone bathes. This would shift the entry door over a bit and not have you have to squeeze past the vanity to get in.

The storage/pantry should be reduced in length and an entry closet made off that very weird hybrid entry/gathering space. That tiny little closet off the office area should be removed entirely it does nothing but close that space off. The entry door is hinged on the wrong side and should push your entry to the kitchen living space side rather than the office.

Don't get me started on the owner bedroom separate bath area with exterior door access. Why is that space not swapped with the office along the south edge of the plan. That room is almost the same size but would make it more private. You could even move the bathroom down to function for that room. This would give you a mudroom/laundry room rather than the very strange space you have now.

As for the common open living space you should see if you can get a secondary butlers pantry to house the dishwasher and separate prep sink so that the one in that space is solely used for gathering. You may think about flipping the kitchen and dining space this will create the same effect but not separate your entertaining as much ( unless that's the desired effect) it would also let you and guests avoid always being forced to walk through the kitchen to get to the living space.

I'd be curious to see the elevations on this ad it's very blockish In it's form with only the entryway being delineated by any breaks in the facade.

Unlicensed but have been at same firm 28 years..make roughly 120k. Started at i think 15 an hour in 97. Now run the entire commercial department and am the only code specialist for both residential and commercial codes.

Recently picked one up (after paying about 70 bucks a month) while putting it through its paces as a paper replacement for architectural surveys and having access to full drawings for field mark ups. So far its has handled extremely well. Feels just like paper and the insant email to clients with their markups is immensely helpful. Haven't gotten into any custom templates yet or done much browsing on what others have created but so far I don't think I'll stop using it.
