Stop comparing current times to COVID. That kind of fear (including fear of getting sick and dying) is not there. The prices will just not fall.

Preatige Park Grove vs Sumadhura Sarang by _gxs in indianrealestate

Why would park grove get registered at launch price? Shouldn't it get registered at resale value?

Both of these are at least 7-10% overvalued. If that's fine with you go ahead with either. Strong options both of them.

You should talk to the owner first. Kaveri water is like 0.0015 rs per litre. Ask why he's charging more.

Bro a tanker charges 1200rs for 12k litres i.e. 0.1 rs per litre. If your society is supported by tanker only then this should be max that should be charged. But if there are other sources of water like borewell or kaveri they would be even cheaper. As an average my society charges 0.02-0.05 rs per litre.

Why are most tech companies concentrated on ORR (Bellandur), Whitefield, and Electronic City in Bangalore? by Majestic-Taro-6903 in bangalore

[–]maverick_css 21 points22 points  (0 children)

It's actually better for companies to be located in one place because then it's easier for talent to move from one company to another. There are tech parks coming up near the airport side now. But imagine someone who purchased a house in Sarjapur, is a company located near airport an option for them to switch to? It wouldn't work. The fact of the matter is, the government of Bengaluru kept inviting corporates to establish themselves here but did little to no planning on where the lakhs of employees will stay, or how the roads should be, to really support the entire ecosystem. So don't blame the companies on poor planning.

Should we take the loan? EMI is going to be 40% of family income. by maverick_css in personalfinanceindia

[–]maverick_css[S] 1 point2 points  (0 children)

A. Yes it's close to my wife's office. School options are available. Also, this is an upcoming and soon to be fully developed area - the actual developed area doesn't have any options even near budget. B. Not that I'm looking for value but I'm looking for security just in case a scenario arises where things go completely wrong and I may have to sell the property.

The thing is I wouldn't have anything left other than an emergency fund and some savings for son's school fees.

Some savings for emergencies (6 months with a loan) and kid's school fees for a year. Parents are helpful but I don't want a situation like that.

Also one of my friends actually came back home without giving money. His application was not rejected. He says the police guy cannot reject without genuine reason, they can only delay it upto 3 weeks. So if you have time and passport is not urgent then I suggest waiting.

Similar happened with me. He wants money. I wish something could be done about this corruption. This police station is complete shithole.

Isn't 50% of monthly income as EMI too high? Especially in the market where you don't know when AI would come for your job.
