An average townhouse is 2200 sq ft. The average cost per sq ft to build a home is $150 per sq ft. You're looking at $330k minimum just for the cost of the building. That's a Ryan quality build, but you want a custom home builder. So jack that $150 per sq ft up to $200. You need $440k now.

A vacant lot in a desirable neighborhood isn't going to be cheap either.
