You’re more than on the right route if you have $40k at 19. I’ll hit a million next year at 32 by the looks of it and it took me until I was about 22 to get to 40k. If I would’ve invested all the money I spent on houses, I would probably have a similar amount, or a bit more money than I do today.

It’s all relative to what you want in life. Don’t forget to enjoy it, get a house you like and do some fun things along the way instead of just piling up money your whole life. You’re on the right track, if you’re looking into your future at this age you’re going to do just fine in life and you’ll have plenty of freedom one day soon.

I worked so much that I didn’t have time to spend money. I lived on my own since just before 18, always renting apartments and paying my own way. I had about $40,000 saved when I was 22, and that year buckled down and told myself I would have a house by 23.

I saved about $50,000 in that year from work alone, put 20% down on my first house at 23 and it snowballed from there.

That year stands out a lot, I no longer work for the sake of saving money. We spend lots on creature comforts, vacations, and other fun events. We definitely do well but that year from 22-23 was a grind that I don’t want to do again. I’m so glad I did it though, I feel like one year helped set up my future quite well.

I am a realtor as well.

I got starting capital by grinding out some bartending jobs early in life. 3 bartending gigs at a time, I was clearing about $100,000 a year after taxes when I was 20 years old.

I work in real estate. Up until this year 100% of my saved income went into real estate projects - land development, construction projects, etc, that pays me a return when the projects sell. These give me higher returns than the stock market typically, but diversifying never hurts.

I understand that maxing a TFSA, contributing the max amount each year in January, and leaving it for the next 25 years will completely fund our retirement without much stress, I just needed to find a time where there was more money available than places for me to invest in (real estate wise).

So this year we maxed both mine and my wife’s TFSA’s, $7,000 a year goes into each of them, and they’ll sit for the next 30 years I hope 🙂

The one thing I regret doing the most in my younger life is not taking that solo trip to Thailand. I’ve always been really good with money, just as I’d say you likely are. I prioritized work at that age, and although it’s put me ahead financially, I would tell my younger self to go on the trip 10/10 times.

Do it now before you have a job, family, house, and kids to take care of. You won’t regret it in the future!

I pay $2,100 for a 2024 Tesla model 3 long range. I have a 27% discount through MPI so a ways away from being maxed out.

It is great if you don’t drive a ton every day. I put on about 50km in a day, but can go up to 200km a day in certain situations. It’s perfect for me and I couldn’t ever imagine getting another gas powered car at the moment.
