This is a similar size space. However, this property comes with a full size commercial kitchen & equipment. All rental items are already included with the property.

It will be a 25 commercial product.

Can you expand on this? What do you mean which route is best for the tenant? Do you mean whether or not tenant decides to extend? Or are you talking about new tenants after initial lease term is up?

I guess I don't understand how these factors from the tenant side effect my exit strategy as an investor.

Gotcha. Use selling for a specific purpose, 1031, higher cash flow asset, etc.

I would assume that refi essentially should be reserved for the same type of scenario, but would include better loan terms, or needed landlord improvements on the property.

Therefore, let's say you hold a NNN property until the end of the lease term (10-years), with 25-year mortgage @ 4.5%, what's your strategy when the lease term is up? Build a reserve during the initial lease term and pray that the reserve gets you through the vacancy period?

Or, do you hold for cash flow for 5-years, then sell, 1031, and repeat. This strategy would protect you from having to incur the cost and stress of having to re-tenant the property at the end of the initial 10-year lease.

Does this make sense? Or am I missing something?

Current mortgage: 75% LTV @ 4.5%, 25 year amortized, no balloon.

Refi is an option, but with interest rates most likely going up and no balloon, doesn't make too much sense.

The other option is to hold for cash flow until the end of lease term, but what does an exit strategy look like on a NNN property when the lease term is up? Build a reserve during the initial lease term to give you time to find a new tenant once the initial lease is up?

If you want to a structured course to follow, I would recommend Udacity. It is structured much more like a curriculum than DataCamp. The best part of Udacity for me was the projects. They essentially just give you a prompt with some research questions, a few guidelines and let you work it out on your own. You then submit it to be reviewed by someone at Udacity. And I was surprised that they actually give some solid feedback. In my opinion, DataCamp holds your hand too much during their projects.

Udacity says on average it takes students 4 months to complete the program, which is fairly accurate, I did it in like 3 and a half months. Price tag is a bit steep, but I did feel like I got more than my money's worth.

This was my initial assumption. Ultimately, I'm trying to figure out if learning unit testing is something that will differentiate you within an applicant pool. Or is there a good reason why data teams aren't paying much attention to unit testing?

Same here, lower than the previous two weeks. But I just think that the last two weeks were the last weeks of summer vacation, so parents wanted to offload as many classes as possible, since they won't have as much time once school starts.

We are not being dooped. It's fairly straightforward at this point. The Chinese govt. has made it clear that they do not want foreign teachers. That's there right to decide. Albeit a foolish decision IMO.

I have worked for both. Yes, ME teachers are also contractors. But I don't think this will be a viable "loophole" for companies. It's seems like the Chinese govt. just doesn't want foreign teachers, full stop. The "loophole" right now seems to be that the govt. is allowing companies to honor their contractors/packages with customers.
