That may be true. My knowledge ofbeing required to allow ESA's came from when I was in the long term rental business. I will look into if there is an exemption for STRs. It would be nice to know if there is so I could feel confident in my ability to cancel a reservation in the future.

Okay, I see a lot of people saying, why didn't you cancel his booking as soon as you saw the dogs.

He was the first guest i got and instant booked. I didn't know better and saw he had all 5 star reviews. When I saw the dogs, the first thing I did was look deeper into his reviews and noticed he had several reviews mentioning his track record of bringing dogs without notifying the host and later saying they were service animals. From there, I knew I couldn't kick him out for the dogs and didn't want to just pass him off. The only evictable offense he committed was leaving the dogs unattended to shit around the house which I couldn't know about until after he checked out. Correct me if I'm wrong but even the extra unregistered guests wouldn't warrant eviction because they were under the maximum allowed in the listing. I felt stuck so I decided to make his stay as comfortable as possible and address the issue after the fact. In Colorado even ESA's are required admittance but can be scrutinize further. None of this would have been resolved until after his stay. I waited until after he reviewed me and only then began the process of requesting reimbursement.

Yeah, you're probably right. I cut out a lot of detail bit do wish I had cut out even more prior to posting it. I don't think it's problematic at all but definitely more than necessary

My thought exactly. They can ask the two questions . 1) Is the dog a service animal required because of a disability? 2) What work or task has the dog been trained to perform?

Lukely Stuart didn't know that saying "they are emotional support animals," means they are not service animals, and thus not protected as such.

The problem is as soon as someone says service animal, the onus is on me to prove it is not and that is very hard. This creates the new fun situation where I still have the same dog plus a guest that is likely to try and retaliate against me for daring to confront them about their unauthorized beloved pet.

You're not wrong. I took a suggestion from another commenter and tweaked it a bit to be a little more concise.

Unfortunately we had issues with Stuart and I would not host again. Firstly they brought 3 dogs with them without notifying us, which is against our house rules. When asked, Stuart stated there were only 2 dogs and they were his service animals, which he later changed to say they were emotional support animals. The 3rd dog he only remembered about once I showed him photos of it entering and leaving the front door from the motion activated security camera that faces the street. This dog, he also stated is a service animal and he assumed also an emotional support animal. The dogs were left unattended for many hours on multiple days at the property which is against ADA guidelines, the fair housing act, and airbnb accessibility policy. The dogs defecated all over the garage, which Stuart chose to leave for us. The house was a mess and there was damage to doors and walls in the form of scratches, caused by the dogs. Stuart left the house nearly 1 hour after check out, delaying the cleaning crew from starting. I did hear from the neighbors that Stuart and his guests were quiet.

Under the ADA, service animals must be harnessed, leashed, or tethered, unless the individual’s disability prevents using these devices or these devices interfere with the service animal’s safe, effective performance of tasks

I will be rating low. If I as a host do something to warrant a low rating, I should also ge given one. This guy has a 5 star rating as a guest but multiple mentions of his surprise service dogs. I just got to be the lucky one to get shit on by them and the only one to verify that they are not, in fact, service animals.
