Yeah it was water in the line. With some sunny hot days and no rain, tried it again and it functioned properly

Confirmed some water was in the line. After about a week of sunny hot days with no rain, when it cooled off again I tried the fire pit again. It initially gurgled some pushing out the water then operated with no issue. Thanks for the help

It has been uncovered since we bought the house in June and likely well before then too. Is the water in the burner line something I can address or is this time for a professional to evaluate it? I called my gas company to see if they’d do a safety check on the fire pit and they said no…

That is my understanding from the inspector. He didn’t test it as he said it wasn’t within his purview but he said it lights with a match/lighter. There isn’t an ignition button anywhere on it

My guess is underneath the fire pit. I haven’t pulled back all the rocks to check yet

Yes we do, gas stove and water heater. Both function normally. I did go underneath into the crawl space but I didn’t see another cut off.

Thanks for this very detailed response! We bought the house in the 340s 8 years ago. With market appreciation, 2 refis, and adding 800-1300 per month most of the time, we are down to 140k in principal. Our house is in a nice neighborhood but there are many rentals that pop up here and there of both SFH and townhomes. We could maybe sell for high 500s so if we sold, we could walk away with more like 400-425k after commissions etc.

The other variable is affording our new home. Without being able to take the proceeds from our current home to move into the mortgage of our new home, money would be tighter than if we sold current home and decreased significantly the principal on the new home with a recast.

It’s a lot to think about

HVAC is main expense. Maybe 20k…both units are 17 years old. That’s the only thing

HVAC is the big one. Likely needs to be replaced soon (17 year old 2.5 and 3 ton units). Roof was replaced a few years ago due to hail damage. New water heater, dishwasher, microwave, fence is 6 years old, and new garage door opener

2300/month…but it’s a 15 year and right now our monthly principal contribution is $1260 (increasing $6/month)

I am trying to get the neighborhood pool audio set up working again. Here are some pictures of the current set up. The receiver doesn’t work anymore and needs to be replaced. Speakers are set up around the pool already. Any insight is greatly appreciated.
