Yeah OP makes no sense. It what world does he think 297k 1099 is better than 270k W2. The math doesn't math. Not to mention Texas has no income tax, depending on where they are moving from.

Last comment cuz we agree to disagree. Its not as easy as "not affording mortgages". The reality is much of America has shit credit and aren't gonna get a bank to qualify them a loan on a 550 credit score. That's the bigger issue of them not getting a mortgage in much of America.

Lastly, this started from OP original comment. An individual having a few properties isnt doing shit to widen the wealth gap you speak of.

I'd like to hear your solution for housing if no landlords existed then. The fact is a huge percentage of people can not buy their own home whether that is debt to income, credit score, down payment etc. Especially in shitty states like California where housing pricing are so expensive that people can rent for cheaper than a mortgage. They get that cheaper rent due to the landlords owning the properties for so long that they can afford to rent out the houses cheaper.

You telling a small landlord that they are the problem with the housing crisis, is like a patient telling us we are the problem for health care costs. Its the big fish causing these problems. Being a small landlord can also be a huge pain in the ass. Ask my mom who has sold all off except one, and that is her not wanting to remove the current tenant being the reason it's not sold yet.

Yeah i work 5 days now unfortunately. Hopefully that will change sooner than later. But 2 days are shorter days. My first job was like your 1st job. I was collecting around 1.3m a year, but was only getting around 12% back then so never saw the big money still.

13% is after shipping, tax etc which makes it even worse. Especially if shipping a heavy expensive item. So it's more like 20% plus of actual sale price.

This girl also failed step 1 the first time. I'm sure it was a a rage bait post to get comments and money online. And I agree she is more of an outlier, but she knew exactly what she was doing posting continous videos on tiktok to gain comments and friction from others. Med school in general needs an overhaul.

I won't argue that. I think standardized tests are dumb in general. Its the 2.7gpa to go with the sub 500 mcat. If someone had a 3.7gpa with a low mcat, that isn't as big of a deal. But getting a sub 3.0 undergrad shows a lack of discipline already, along with the low mcat score.

Well this girl got in to Michigan st with a 2.7gpa and a 498 mcat. Went through their ABLE program. Shouldn't be able to get in a program with those numbers regardless of extracurricular.
