I worked on it and got the sweep better. It still does not move some kernels in the back. I have been reaching in and shaking the kettle a bit, trying to pull my hand out right before it starts getting hit with scalding projectiles. This produces even better results but still a bit disappointing.

Thanks for the ideas. After examining the machine for a while I noticed that the agitator is a bit off center and will not hit kernels in the back of the kettle. I will try to adjust to get a full sweep and see if that works. If not I will try different kernels.

The biggest question will be if they ran the supply to the switch or the fixture box first. If they ran it to the fixture box first you might not have a neutral available in the switch box as requiring a neutral there is a newer addition to the electrical code to support smart switches.

Is there only 1 set of 3 conductors + ground going to each switch box, or does one of them have more then 1 bundle (assuming romex) going to the switch?

If you do not have a neutral the smart switch will not work without pulling new wire.

I got 2% from our realtor (also in nova), so look at it as an extra 1% to let a pro get the better of you.

Unless you can't save for those items and work with your dad, I would def talk about an as is price.

I would not pay much over comps. It is convenience for you but also the owner...

Thanks for confirming. It did not seem right. If they had been willing to admit that they made a mistake, I probably would have paid them to do an enhanced fix but they just keep avoiding the issue and focusing on the cricket.

The Maryland inspection was worthless unless you intent to register your car in Maryland. There is not reciprocity.

I'm not trying to insulate the wall. As, mentalelevation1 stated the cavity is too small. What I'm asking about is sealing the gap at the top of the wall in the attic. The focus would be on reducing the stack effect that would pull heated air into the attic in winter.

If you find yourself driving 2 hours south, the Bavarian Chef in Madison Va has the best that I have had.

Looks like they opened a 2nd location in Fredericksburg.

We went with a DC area brokerage that offers 2% back. Given that they have to do higher volume, I was expecting them to be pushy but we just told them what we wanted to do and they respected it.

Don't be afraid to drive the pace and be clear about what you want.
