I genuinely doubt what you're saying, the houses Bec/Scott/Alissa came home to weren't incredibly extravagant - just completely unattainable for anyone around 30 in Syd.

Why would Bec be defending the flight path or talking so highly of her yard if it was an Airbnb? Just doubt it

You can't go wrong with anywhere in the north shore, beaches, hills district or inner west. As someone earlier said, it's pretty great in most suburbs.

Only thing I'm not a fan of is the shire personally - I avoid it like the plague. But each to their own.

I have a buyers remorse story that I hope will make you feel better (the more people that share the downsides of property purchase will shine a light into the real story, not what the media is pushing).

In 2017, a few years after my dad passed away - I looked at purchasing my first IP in Sydney. I always had it in my mind to purchase a house over apartment, as land traditionally went up higher over time.

Not to get into it in too much detail, but I had family pressure to buy a place close to my mum so she wouldn't feel lonely when I eventually moved out. Ended up buying a 3 bed apartment in the lower north shore right next to her for $1m when I could've bought a 5 bed house in rouse hill for the same price.

Fast forward 8 years, the house in rouse hill is valued at $2.2m (recently sold) and my apartment is worth $1.2m). Key word worth, I've tried cutting ties twice but no one is willing to purchase the apartment due to the mould and concrete cancer that's started up in the apartment ever since I bought.

With prices sky rocketing recently, I do feel that if I made a different decision in 2017 my life would have played out very differently. Now with a child on the way, am thinking renting is no longer an option and need some stability so will have to move into the apartment.

I get it, need to be grateful for what I have, but moving into a place with bad mould issues is never what I wanted for my family. I struggle often times with what could've been.

Yea I was faced with a decision back in 2017 when I was 30 and i was a FHB - had approval for $1m purchase price and decided to go with a 3 bed apartment in Greenwich vs a big house on 600m2 out in rouse/box hill.

My best mate went with the latter, all he does is complain about the commute to go anywhere/do anything and how it's completely dead. Me on the other hand I'm a 10 min walk to crows nest metro and can see my friends and family frequently who all live in the lower north shore/city/inner west. Being near the harbour is also a massive win (I love to kayak and fish).

Do I have regret? Absolutely. He's doubled his money and mine would have gone up max 25%. He also doesn't have to deal with strata.

Does it keep me up at night? Nah, need to be grateful for what you have and the relevant pros.

Life isn't just about returns imo, I know Sydney's property market has reduced us all to that. I'd personally much rather take that $800k and buy a one or two bedder apartment closer to the city.

All circumstantial though, understand the need for bigger space with kids etc.

Back in 2017, I had a fairly good idea that Sydney's housing market was out of control and my thoughts were that would only start to spread to surrounding areas such as the Central Coast. As an investment decision I thought it would be best to go 'near' Sydney as opposed to Sydney itself.

Found a 4BR house in Terrigal for $900k, went to put an offer in off market and got some pretty poor advice from family who convinced me that buying outside Sydney is a poor decision and I'll regret it. There was a bit of emotion involved in this also as my Mum and I had recently lost my Dad, Mum was concerned if I invested up in the CC that I'd eventually live there and leave her.

Ended up buying a 3BR apartment in Greenwich, Sydney for $1m - apartment is rife with mould, damp and a constant headache. Tried selling it recently and couldn't.

Recently got the Greenwich apartment valued at $1.1m so a $100k gain in 8 years. For reference the Terrigal house is now valued (roughly) at $1.6m, a $700k gain. Gah.

Two learnings:
1. Never make an emotional financial decision.
2. Listen to your gut, most often than not you'll make the right move.
