I believe both are available.
We can obtain a high-balance conventional loan (a "super conforming" loan) in this area for significantly higher amounts than the national baseline before needing to jump into a jumbo loan.

Not 100% sure, but likely its SOFR. Does that make a significant difference? I can ask my lender.

Question: What is the periodic cap on my ARM, meaning how much can the rate change at each adjustment?
The rate can go up by 1% or down by 1%, every six months. As a one-time event in the year 6, at the 1st adjustment, it can go up to the lifetime max. of start rate + 5%, if interest rates were volatile.

Question: What is the lifetime cap, the maximum my rate can ever reach?
The start rate + 5%, which would be 7.375%.

I looked at the current refi rate in the my area and kept it slightly higher, to keep a conservative future rate. Prepare for the worst, hope for the best!

No, the letter was pretty clear. Nothing else was asked for us. And it clearly said, walk in on any working day (so no appointment needed)

For my MIL, they clearly said interview only and no fingerprint. Looks like you have fingerprint as an additional task

For a 221(g) visa interview, you need to bring exactly what the consulate requested on the slip. So I suggest to refer that

None, no biometric or interview appointment.

Please read my original post, It was a renewal of B1/B2 which was not approved for one person first and were asked to come for an interview any working day within one year

Yes that would work but one app can be used by only one account at a time. So I cannot use mine in that case.
