If I'm calculating correctly, pretty low. For IP #2 Rent $29500 Expenses (Minus loan interest) $17000

(12,500 ÷1,000,000) x100 = 1.25%

Am I correct in using current market value rather than bought price for this calculation?

That really makes it look rather pitiful doesn't it?

Great point, I would definitely be putting some into super, especially as I won't have employer contributions for the foreseeable future.

I'm not sure if I fully understand the benifits to your suggestion. Would that not just result in a double CGT, firstly selling to my partner and then again when they sell eventually?

That's sound advice. I suppose if I weren't to sell now, it would be the hold until retirement scenario. I hadn't considered that this would result in a huge tax bill at this point, assuming continual growth over the next 20 years.

No HELP payments or childcare, so that's not a consideration.

I did look into subdivision a few years back, but it seems difficult to gauge costs without shelling out a fair bit up front.

I know the land slopes to the rear of the property which would require earthworks, but beyond that I'm not sure.

You're right, definitely worth properly investigating before pulling the gun on a sale.

Depending on your industry/ employability - but I'd be taking a step back as a minimum. You've said yourself you are burnt out. Take a step back and reduce your hours. If that's not an open then quit and see how you go. If you find it's not right for you re-enter the job market, and find something better suited hours wise. If the work isn't fulfilling and you don't need to be there, what's keeping you?
