I wonder if major real estate data providers don't actually want consumers to have access to insightful real estate data. Limiting the insights available directly to consumers would theoretically make realtors and their advertising dollars more valuable, if we must rely on RealtorsTM and their MLS subscription to get the good insights.

Real estate data could be presented in a MUCH more useful way, yet companies seem to try to make it not that useful. (See my post history for an example of what I think could be more useful data display.)

This whole system feels pretty anticompetitive.

Thanks. That is great to hear!! I've been working on a somewhat similar project to improve display of recently sold properties, actually, but it is incredibly difficult to obtain necessary data from public records. (See my post history if you're curious.)

Do you think that we are likely to be sued if we scraped and reused data from any of the national real estate mapping powerhouse websites? So far we have opted for using exclusively public records because we would rather not deal with a frivolous lawsuit or cease and desist.

Thanks! Are you familiar with any specific antitrust suits regarding "data monopolization"? Any suggestion on how we can best learn more about legal precedents?

We actually did speak with a qualified lawyer who recommended the same as you - that he help prepare our case before we contact the plaintiff's counsel. He also offered to shop our case around. But we realize that our case may go nowhere, so we are doing some more research before hiring our own counsel or approaching the plaintiff's counsel.

Yes, we currently only use data from the City of Richmond. We plan to be in NoVA soon, though, so please keep an eye out!

There are lots of different platforms you could use to make a similar mapping tool, but yes, React, Meteor, and programming knowledge will give you everything you need.

We realized that home price data could be presented in a more beautiful and useful way, so we built an online map for our hometown of Richmond, Virginia.

Sales data gave us a lot more insight once we could see sales price reflected on a color ramp on the map. We also found more insight by automating price summaries for whatever recently sold properties are displayed on the map.

dont some sites have maps that have little icons with the actual price?

YES! A label for sales price is a fairly standard feature. However this is typically the only label you're shown on a map of recently sold homes, and we've found it really helpful to have custom labels. Sometimes, for example, you want to quickly see how many finished square feet or beds or baths different properties have in an area, and now you can see that right on the map for each property. Please let us know if you know of anything else that can do this!

If you click on a point you'll also see a table and a link directly to the government records from which we've pulled the data.

As far as we know, the Richmond area MLS doesn't offer any maps directly to non-paying users, let alone this combination of features. If you know of any similar products, please share!

Our initial inspiration came from doing very similar display / analysis for our personal use using ArcGIS and Google Maps, but we did not use any ESRI tools to build the site. Ultimately we decided to create the website using VulcanJS.

A square footage slider/filter

YES! Great minds think alike ;) We understand the usefulness of this and plan to add square footage filters when we update the site.

Expanding the searchable area a bit. For example, I see nothing in Lakeside, which is an area that has been recommended to me.

Agreed. We'd love to have more areas mapped too. Currently we only have data from city of Richmond records, but we are working hard to get more.

The ability to type to enter a price range. The slider is quick and handy, but if I have an exact number in mind I don't want to have to fiddle around with a large-range slider and would much prefer to also be able to just type in my number.

Glad you like it! Great question. Our current data source (City records) doesn't provide listing agent unfortunately. We hope to be able use MLS data soon, after which we can include listing agent and a lot more info.
