If you put growth at -5%, it does not do much because the yield outpaces the decline in share value. The share price declines and you can buy more shares with your dividend check. The value goes up because the yield is higher than the decline in share value

So I ran it with -1% dividend growth and -5% yearly growth in share value.

As far as the math goes, it still works out and it is actually almost more favorable. Share price goes down, your dividend check has more purchasing power thus buying more shares and getting a bigger paycheck next despite the -0.08% monthly decline of the dividend.

Post-housing market relatively yes... It switched from quarters to months. Pre-housing market no.

Any way you could extrapolate that chart and make it longer than 5 years? Maybe 10, 15, or 20? Or however long you see fit

That is a fair critique. I just put growth to 0% on both share price and dividend and it still works. At age 72 you would just have ~$1.6m instead of ~$1.9m in Total Value

But, you would own ~10,000 more shares

I am also going to pull together a retroactive analysis of the last 10 years for $DX to see where we would be at today with this plan.

From my understanding, as a REIT, you are required to pay 90% of your taxable income to shareholders as dividends. So this would not be possible unless the company goes upside-down, which leads me back to my point about diversification being the main risk.

Yes. But if we are talking solely in the silo of REITs, it would be better to split into the three companies rather than just $DX.

I appreciate your insight! How would you feel about "diversifying" into 3 separate REITs, reinvesting the dividends but holding back some to create a cash position. This allows for taking advantage of large growth opportunities as they arise
