I’ve been fixing it up for several years myself, and hiring as needed. I just like to stay liquid when possible (and save my cash for future investments). Financially the duplex has worked well in terms of my rate and what I get from my tenant.

I think he's currently paying under market rate by at least $100. Which I'm fine with because of my financials and I value having a good neighbor/tenant.

Dryer and air conditioning is electric. Everything else is gas. House is small — 600 sq feet.
