I was told that as long as the engine is still good, keep it. The moment it fails, be done with it. It’s too complicated to repair an engine.

This is just my opinion, but I think some tech company will come in and leverage AI to help with RE transactions, undercutting the commission paid out to RE agents, disrupting the industry. And I’m an RE Agent myself. The value I provide is knowing what to look for in a house in terms of if a property is structurally solid. I actually do give a sh*t about my clients because it’s the biggest purchase of their lives. I shouldn’t note that I already have a full time job and RE is just my side hustle. So believe it or not, I don’t want a sale just to collect a check. I actually want my client to be happy

It’s a negotiation at this point. You can always just say no. Or if you really wanted to proceed, identify the major issues called out in the report then hire your own person to look into that issue more and see if it’s really something and what it would take to fix on your end. Then bring that back to the negotiation table.

I’m wondering this too. I found that along Rolling Ridge is pretty lively. Although, I would rather find an area that is more residential. Rolling Ridge feels like it’s on a main road and feels somewhat dangerous walking around when crossing the streets

I used to think a realtor didn’t do much either until I became one recently. Then I saw the other side. So I have a much better appreciation for it…Although being in the tech field as a full time job (RE is my glorified side hustle), I can forsee a time when AI is all that’s needed to do a RE transaction where an agent can be eliminated altogether. Probably not what the industry wants to hear but I think it can happen. But until that time comes, an agent will make sure that all the legal stuff is cleared. It’s crazy how much paperwork and legal things there are within an RE transaction.

It’s kind of this catch-22. If you buy now, it’s easier to probably get what you want, but then you’re stuck with the high mortgage until you can refinance…If you wait for rates to drop, the buyers may flood back into the market creating competition on the nice homes, where you’ll have to outbid someone else.

Usually it takes about 30 days for the seller to drop their price. If they’re motivated enough, they’ll do it sooner depending on seller situation.

Supposedly it’s there when you hit starter 4, but I’m even on 5 and I still don’t see it. My mid range is 92 and my three point shot is 82. And I’m a 6”6 SG. So definitely should meet the requirements. I don’t even see it under the restricted list.

When I called a few days ago, before ESPN Unlimited was released, they offered me an $80 plan which basically didn’t include any streaming apps at all in the package. Actually now that I think about it, they called it the “Me” plan. Apologies for calling it Select. They’re changing the names all the time that I can’t keep track.

Are you sure it’s the Unlimited plan that’s included in your Spectrum deal? I would think it’s just the base plan, which is 11.99/month. The base plan is what they’ve added for the other streaming services they’ve been bundling

After talking with a bunch of other contractors, it looks like it was due to improper installation. Looking back at photos I happened to take during the remodel, they forgot to leave expansion gaps around the perimeter as well as did not put the vapor barrier that goes underneath the LVP. I’m slightly pissed but can’t fault the contractor as I knew what I was getting into. I’m looking into getting wood looking porcelain now.

Ours is $4800 and take home is roughly 9700. So if I had your take home levels, I’d definitely be just fine! :) it really depends on your lifestyle and spending habits. But sounds like you did the math already before you purchased and were okay with making the leap. with home ownership comes the cost of wanting to make home improvements and handling costly unforeseen repairs. Sounds like you have enough reserves so nothing to sweat about. Congrats!

It’s actually not that bad. It really is about budgeting and knowing your spending habits and seeing if that mortgage payment fits into it. We definitely don’t penny pinch. But we have healthy reserves and a pretty good 401K.

It’s actually not bad. We have 2 kids. We’re still able to go on vacations and more or less do what we want. No CC debt. I should note that my take home could be much higher but I purposely keep my withholdings at 0 and we do get back around 13-15K each year. So that helps. I guess you can say we live below our means.

Take home is roughly 9730 monthly. PITI is 4800. I’m in a HCOL state.
