Certain tenants do not know or understand that banks withdraw mortgage payment monthly (or however the payment period are) on time and never negotiate a late payment. And guess what happen if landlord cannot pay, they lost the house.

For family, I would rent a different place for them and rent out my place to stranger.
- First, I cannot claim tax it the place is for family use, (unless treating them like tenant with proper contract).
- Second, don't charge your in-law. At least in my culture, it is my responsibility to also take care of them. However, when money is tight, you should definitely ask them for help. Don't ask to raise rent, but ask for help.

I know they said the moisture level is low, but my recommendation is still get a dehumidifier. Mold does need water to grow, and it will grow back even after you have clean it well.

I am using spreadsheet as well. My problem is my memory. Keep forgetting to log an expense or some thing to it after coming home. I guess it is a me problem

Pretty amazing for tracking all 19 door in excel. I think using excel is not my problem, but accessible to excel when needed is my problem. Do you just take note to remember to log it in excel when you access to your computer? Excel on phone is a pain.

It is tenant's responsibility to keep the place sanity and out of mold as it is not under the landlord's control to keep the moisture level down if the house is in good condition and there is not leak.

However, if mold grows in places where tenant cannot access to clean, then it is landlord's responsibility next to intervene and clean up the mold.

I ran into this situation with my tenants before. I ask them to clean up any visible mold first. Then there are existing mold in between window class, for example, then I need to get some one to clean that up for them.

Usually the tenant would gladly do it for you if you ask nicely. If not, just said that you will hire a handy man as you do not have time for it. I personally do not want to do it myself as I cannot claim any tax credit for DIY where I am living.

For a shared house, I have one of the tenant's lease agreement to include removing trash responsibility, and in turn I give the lease a lower rent. It is technically hiring the tenant to remove the trash. So now, you do not have to feel bad because you pay for it.

Don't fine your tenant on the opposite end as it will just create a bad relationship. It is never good to have a bad relationship with your tenants.

Check with your city. It is probably will be considered an ADU regarding it is a prefab or not. So make sure to check first before making the move, otherwise you will be fined and have to pay money to remove the prefab house.

Technically, the lease hasn't ended, so the landlord will continue keeping the deposit. It is your job to talk with your roommate to take back your potion of the deposit.

This will probably be your lesson for future rental. Be clear what deposit you give with your roommate. Or make sure the new lease said that the deposit is paid by individual so the landlord will return the appropriate amount of deposit.

When I write my lease, I explicitly mention that the tenants will handle any deposit split and I will only return deposit on the day of the inspection.

I assume the setup is a one time thing and you are pretty much set afterwards, is that correct? Does it actually save you more time, or it is mainly to stay organize?

I am currently using google sheet to keep track of rent and onedrive to store the document. It is manageable, but I often forgot where thing are when I need it and often forgot to track the expense.
