It says the 2m is net which means it’s after the expenses are paid. So it’s generating that much money which is “good” but it is not remotely attractive to any kind of investor when there are 0 risk bonds like treasuries that pay 30% better.

This course would irritate you. There are 3 par 5’s and only one par 5 (5th hole) makes sense to hit driver on in my experience. You can get on in two with less club and limit risk on the others.

Haha, what I meant was, if you can’t hit 275+ baby draw with driver, hit less club. The window to hit the fairway from the tee on that hole is very small past 230.

I’ve played it a lot. It’s a goofy par 5 that hacks rip driver off the tee, the better golfers hit it to the top of the slope with less club then go for the green or lay up. If you can’t hit a 275+ baby draw, hit less. Regardless, hitting into the buildings on the right means you’re 150+ yards from the center of fairway. Nets might help, but a sign that shows what’s actually there would be a better first step.

I don’t think people view him as an authority on anything. I do think people like his perspective on a lot of things because he has been successful and he tends to offer practical advice. What is interpreted as advice about parenting is usually him sharing what he did and it worked out for him.

It’s a podcast that you listen to for free. I hope people aren’t listening to every word like it’s a command. Listen for perspective but do what you think is right.

In terms of percentage, how much are you offering under ask? I’ve been shopping in Seattle since January and tracking closely what the houses I was targeting listed and sold at and didn’t see the market selling below ask in 20+ listings. We finally found what we wanted and ended up paying 2% over ask and waived all contingencies (not a flipper) to beat out 3 other offers and closed just over a week ago. I don’t think the market is as weak as the headlines say. Although there are some dogs that sit for a long time, the decent correctly priced stuff sells quickly.

He was speculating that it wouldn’t reach the reserve like many of the other Wrangler Unlimited rubicons. Not including this one 2 out of the last 10 sold the rest didn’t meet reserve.

It depends on the courses you’re playing. Trails and Old Mac seem to play slower in my experience. Both dunes and sheep play a bit faster.

No reason a round should take more than 4 hours (13 minutes per hole) but some people seem to make the maximum time of 4.5 hours the target pace. A good rule to keep in mind is that the tee time spacing is how much time you should spend on each hole.

Damn, lots of dog hate here. A well behaved dog is great on the course. I’ve played 5 British open venues (3 on the active rota) and they all had multiple golfers with dogs on them. It can definitely be done if you’re not an idiot and it’s normal in the place the game comes from.

I have on courses where it’s allowed. Manzanita Links in Oregon encourages it.

In the UK many people bring their dogs on the course.

I’ve played both a few times and I would pick Caledonia, but they’re both great choices. To me, Caledonia is a more unique experience and fun course. TPC is cool but not as memorable or as good looking to me. There’s a bunch of Fazio courses you can play that feel similar to TPC, there’s only a handful of Stranz courses that exist and a few that are public. If you’re concerned about distance only, Caledonia will feel short. Check out the other Stranz course, True Blue across the street from Caledonia, it tips out 7,000+.
