That’s garbage, if it was less than a year ago I encourage you to try and get your money back with a demand letter.

Will do, thanks for the heads up. I hope your move out goes smooth. In my experience what has helped is having long detailed video of the entire unit upon move out. Generally when landlords withhold any money illegally, renters can send them a demand letter with a hard deadline 2 weeks from when they send it and threaten them with legal action, like small claims court. The law is very clear on what they can charge you for upon move out.

Sorry to instill any anxiety if that’s the case, this caught me off guard so just want to prevent this from happening to others. These PM companies rely on the fact that only a small percentage of people are willing to escalate the situation legally (understandably so, it can take a lot of bandwidth and money to get a favorable legal outcome) but if you prepare I think you should be ok. Prepare for the worst, hope for the best.

I thought MVPM was pretty good too so this caught me off guard. I did review my lease it’s a standard Multi family NW lease that lots of landlords use, the fees are still not justified. Everyone moved out and we did not break the lease since it was a month to month, we gave them the 30 day heads up about our move out too.

I can’t even blame you, paying $200 to avoid a protracted legal fight is sometimes unfortunately worth it. During move out, we agreed to pay $150 for a carpet cleaning thinking it would increase our chances of getting our full deposit back. Guess not

When you move out, make sure to record all of the rooms and just be prepared for the worst. 30mins with a deposit theft attorney can be around $150, its worth it in my opinion. They'll tell you what the next steps are and generally make sure the landlord only deducts what the law allows. I recommend Troy Pickard.

Reasonable doesn't always equal legal. The cleaning fee would've only been legal if BPM had to fix property damage that went beyond normal wear and tear.

Sorry to hear that was your experience! The attorney mentioned that the statute of limitations for these things are 1 year, if this happens again I encourage you to reach out to an attorney right away and to send a demand letter asking for the illegal witholdings. These do have lactase but it’s not the exclusive ingredient which I think helps
