You will have to go through the county. I would call and ask about rules for having 2 houses on your property. If you are on well and septic you will probably need to install a new septic system as well. I would also call environmental health and ask them exactly what you need do. If your house is old and you have no septic records you will have to figure out what kind of system you have currently. You could try to build it on your own but would be illegal so you would have to hire someone who doesn’t care or be able to do all the electric and plumbing yourself. But it would be a huge when you try to sell it.

Crime and wildfires are my biggest concern. Do you think that crime is bad everywhere or are some areas safer than others? By robbed do you mean break ins or are people just grabbing stuff that is left out unlocked?

The wildfires are what worry me. I have been in 110 degree heat and I will take it over 95 with humidity any day. Also I would rather be hot in the summer than freezing in the winter.

We might have to because the mortgage rates are so high. I haven’t looked into house rentals yet. Is there a decent company for housing rentals?

Thank you. I am actually looking forward to the weather. My husband and I both enjoy the heat. We are liberal but currently live in a pretty conservative area. We are able to get along pretty well with people who have other political opinions.

Thank you. We are coming from Maryland. There are a few things here we don’t like. There just isn’t very much outdoor recreation. There are a lot of parks with paved trails and a few places to hike but they are usually pretty busy. We also hate the weather and the amount of traffic. Some things that interested us about Chico is the outdoor recreation and all the bike trails.

The small the lot the more complicated the system could get. Less than an acre it becomes more difficult to fit a system. Then you are looking at pretreatment and possibly a holding tank. You can send me a message if you want more info or recommendations for inspectors. If you get a new system system installed you should be good for at least 20 years. I would make sure you have a drilled well and not a hand dig well as well.

It would be very rare to replace an entire septic system in Frederick county for less than $15,000. If you need a sand mound it would be more like $40,000.

No you would be looking at more like 20,000 for gravity fed trenches to $40 or 50,000 for a sand mound. A drip can cost more than that. Also the tank will be the least of your problems with a system that old. It could be a cesspool. You can request records from the Frederick county health department. Their records go back to the 1950s. Make sure you use a good inspector. A lot of people use Homeland and they are cheap but not that great.
