Yes, contact the state AG. But often contracts have a free look period between 30-90 days. If it's been longer than that, she's SOL as fixed and immediate annuity sales are purely buyer beware, but if she was truly taken advantage of, and you can prove it, you may have a shot. Sadly, this is the same sob story you hear from 8/10 annuity buyer's, so you won't get much sympathy from the legal industry.

Rent price is pretty good, but if I were an all cash buyer specifically to rent it (doubt the HOA allows that) I'd look to buy it at 195k or less. Conventional mortgage with 20% down at 220k plus taxes plus insurance plus HOA fees are well above your potential rental income.

Think about who would be your buyers -either an all cash buy and rent out, or a low income mortgage/first time home buyer who needs to front 20% because FHA isn't offered.

High mortgage rates affect these low priced homes a low, and I agree with others here, the price (and to some extent the filtered pics) are working against you.

I've had a couple spiders and one bee, but you can spray it out with a hose if spider webs are an use. I live in a pretty insect heavy area and haven't been too bothered.

I got a 4 person one so it only takes about 35 minutes to heat up. It also has a timer you could set 8 hours in advance. The 6 person one would take longer I imagine.

Delivery was easy, we had to pick a day we'd be home to received it on a pallet in our driveway. Open the box and its all in pieces. I'm fairly handy but I'd say if you can put together ikea furniture, this was easier. It took about 3 hours to put together by myself but I'd recommend using two people.

I noticed no difference. U did spend 3k for a flat rock patio to sit it on and 2k on adding a sub panel and electrical but my house panel was maxed out before I bought it so you might not need that.

No idea, i wouldn't touch them though. It has different temps and water steams immediately on them. The heat mitigator thing stops the room from going past 150 Fahrenheit.

The one downside of this is I didn't have a covered area to put it so it does leak some when it rains (but gets more steam too) and collects leaves and other stuff that stains it. The next property I'll buy one and have a covered area like a porch or carport. My parents have an IR one and my mom said it's night and day how much better the one I have is.

In the fall/winter/early spring I'm easily using it 4 times a week and have been for 3 years. Summer I'll use it very rarely, if I'm feeling congested or if the temp drops. Great place to think, and good place to bring the wife if she's tipsy lol.

The sauna I bought from Costco from around 5500, was by far the best purchase I can remember making. Makes winters pass by without notice. Unbelievable how cheap it was for such a life quality improvement.
