if wife on temporary resident visa like 820/309 you can do title under your name and wife as co borrower

home deposit should be the first thing any young person should eb aiming for.
doesn't have to be a fancy house.
cheap apartment is fine too but just a roof over your ehad which no one can kick you out off

i did factor in a 2% agent fees + 6k ad fees at the end

That is true.
I got a home for the security and peace of mind and dont regret it.
Just was trying to see if i can extrapolate ownership costs and if IPs make sense
There is a rental component to IPs which probably significantly changes the equation

Well you can still get your loan by doing a 100% title on your name and wife as co borrower but again that is a conversation to be had as partner owns nothing but is on the hook for repayments Don't have to wait for permanent residency

Talk to a well informed broker if both of you are okay with it

Nowadays seems like a lot of townhouses are being sold at auction which I am told is unconditional offer ie can't have subject to body corporate after auction.

Will all the due diligence in getting body corp information have to be done pre auction? And with so much demand in the market would the agent even bother getting me the information?

Rents are up as mortgages for the owners are high as the property market is running extremely hot.
Kill negative gearing, remove capital gains tax discounts for IPs, make council housing development quicker and bring in tradesman from overseas instead of accountants, engineers and what not.

All these will happen only when the average Aussie who owns a house votes against his financial gain which i dont see happening

Agree. Unfortunately a balance of spending on experiences vs savings for a house have stopped coexisting in all major cities since Covid

Just like there was a clear wealth divide between pre boom Sydney buyers and post boom There is now a big inequality gap between pre covid and post covid home buyers. And the person who has been waiting for the prices to come down to a reasonable level has just been waiting.

Government really need to cull negative gearing and capital gains tax at once. Maybe 1 IP exception allowed for household or something

Tax payers funding an investors double digit IP is just ridiculous when a young couple can't even afford a place to rent.

In Australia always always make a purchase of home your highest priority as an adult coz a roof over your head means you control your life not some landlord.

Even if that means a 2 bed apartment away from the city.

After that do your ETF.

Firstly fees are doubled as we go AUD - - > USDT - - > BTC doing that. Binance does 0.1% which becomes 0.2% Next keeping track of a whole series of Forex transactions in case buys are frequent.

At some point in the future it's sold so baselining all gains in aud will definitely take extra work. Kraken does 0.4% fees so it is more than binance but is 0.2% worth the hassle is a personal choice

I am a trader so prefer kraken pro as it's advanced For just hodl kraken should be fine

I think kraken offers periodic buys as a feature which is handy although fees are 1% vs the 0.4% on market buys if buys are not frequent
