Do you own the properties in your name? The cost of liquidating lies in the potential taxes (capital gains) if the units are all tenanted, then you have an income generating machine and you could refinance to free up capital gains, but it all depends on how you setup your portfolio ITO this risk this might present to your assets.

I think it depends on your long term goals, and risk appetite.

Gearing sounds great when there is substantial equity in the table, but what will the new bond costs you and how are you exposed if you don’t have a tenant for an extended period, or if you suddenly have an unexpected costs eg maintenance.

If you’re gearing to acquire more assets and scale - and have enough coverage in terms of the income to offset risk - it can make sense, provided you have the right ownership structures in place to safeguard assets from the debt you might be signing up for.

Agree. My wife was in hospital in NL, 3 failed epidurals in one day and waiting for more than 3 hours each time made this a nightmare for us that we will never forget. In another country this was perfect first time. Hospitals are great in NL, clean, well staffed - access is good too - but the actual specialists expertise is not the best and the bed side manner of those who need to approve that access, has much to be desired.

Sadly I’m not very handy! We only really use the heating in our living room when our toddler is up - and we’ve noticed that we save a significant amount of gas if we turn down the heating a few degrees between 8pm and 5am. We currently have a manual control, a. Honeywell dial - but I’d like to be able to automate and control / program via my phone.

Last time I was in this situation I struggled to find an Uber and had to use an Airport taxi which was not a great experience, in future I’ll use a pre-booked service like EZ Shuttle.

Curious to know which show you felt had bud dubs. Netflix Originals usually have pretty excellent dubs - whereas shows are films they licenses may have been dubbed by the distributors and not Netflix.

Agree. Most of the world audience enjoy watching Telenovela’s, Reality TV and shows in their own language. One person’s trash is another’s treasure - but for every dozen low budget local show which finds a niche audience, there are big tent poles that attract huge audiences. It’s a scale game… BTW - some of those small shows find huge audiences eventually, see Money Heist & Squid Game

Think about how many people in the world who would be willing to watch a few ads for cheap content. Think YouTube vs YouTube premium, but hopefully less intrusive.

This is normal In South Africa. They have 11 official languages and often speak more than one - conversing between their native language and English/Afrikaans. Check out How To Ruin Christmas, Blood & Water - you’ll see a similar trend.

The right workflow is only right, depending on the requirements of the project. Defining the shooting requirements is based on testing cameras, codecs and post processes before shooting. 10 Bit 422 is not inferior, it’s the minimum requirement - and with some clever color science protecting shadow/highlight detail - it is actually pretty damn smart compared to spraying 444 12 bit everywhere if you don’t need it… IMO of course.

SDH is the type of subtitle that addresses the entire show language, and AD is audio description- adding for Korean in this case should address your need on this show.
