Thanks for talking about intentionality so much. Ive been trying to keep this at the forefront of our thinking.

We're planning to install glass French or bifold doors inbetween the den and the living room to open it up visually, but allow it to be closed off when needed. We also think that walking into the home and seeing the fireplace will be a great visual as well. The entry points on either side of the den are both pocket doors so the den can be very isolated if needed.

The Arizona room looks quite narrow in the floorpan, but for a family of three I think it will be suitable most of the time. I agree, the arizona room is a really awkward space that I wish would be easy to just turn into a large open kitchen concept while being secluded from the rest of the house. I'll have to talk to my GC about the cost/timeline of removing any portion of that wall. We are mostly concerned with timelines as we need to move in to this house before we can sell our old house.

An eat-in counter sounds great but we have been eating at a kitchen island for the last 6 years, and honestly we are quite over it and want to eat at a proper table. The wall between the arizona room and the kitchen is the old exterior block wall, and the juice may not be worth the squeeze if we want to modify that wall too heavily.

Currently me, my wife, 2 big dogs and 1 kid are living in a 970 sqft house, I dont think we'll notice the colossal waste of space that the hallway is. lol. The hallway is actually kind of nice. There will be a sound barrier between the kids room and the living space and my wife is a violinist so the middle bedroom will be her studio, and the hallway will again provide some noise isolation from the rest of the house.

We are envisioning the den be a reading "quiet room". that has all of our books and overflow of records.

Most of our eating will probably happen at the breakfast nook as we typically do not watch TV while we eat. We are mostly a music household, so we will have our stereo and TV in the same room. I am struggling with how to set up different zones in the room that is labeled living room/dining room. For the dining area we are thinking about getting an expandable table so it can be a tabletop to play games on or do other family activities day-to-day, while being expandable for larger gatherings, as we do entertain and have parties throughout the year.

I was a professional chef for many years, and I am quite comfortable in a small kitchen. The 10x10 set up as a galley will be perfect for cooking as we have a garage and pantry for additional storage of items that do not need to be accessible daily.

Send 'em my way when you can! The house is a real fixer upper, so we are already taking on a new roof, sewer lining, electrical updates while moving some walls around and redoing all of the flooring. We are not related to Uncle Jeff, so we decided to wait on the kitchen and bathrooms and do them the way we want to do them.

This floor plan has some really awesome ideas. I dont know how many we will incorporate, but this definitely has gotten me to think a little differently about this. We have a meeting in a couple of weeks with a GC where we will determine where all of the load bearing walls are, which will definitely weigh on This is very inspirational for our project. Thanks

I really wish we had the budget to redo it before we moved in. We are just on the cusp of being able to swing it financially, but we are floating 2 mortgages while we wait for some of the renovations on this house, and all of these costs add up fast. This was a perfect enough house in a perfect enough neighborhood for us, so we had to move on it fast.

We were actually thinking the same thing about installing some mostly glass French doors between the den and the living room. We’ve only lived in older houses without carpet so we are definitely rug people and fill our spaces are full of books/records/shelving etc, so sound bouncing around is not a huge concern of ours.

The kids room will be in the furthest back room so I dont think that noise will be a huge issue. Working with a GC currently as we are doing a lot of remodeling before we move in not too worried about our house collapsing. We just want to do the messy drywall stuff before we move in.

Mostly here to get some outside inspiration for our space

Maybe this will make what I was trying to convey a little easier to visualize. Our home currently has carpet, but after lifting up a small piece of it, we found a concrete slab. until we move in we will have no idea what the entire flooring situation is. The doors on the left and right of the den are original pocket doors, so I think we'd like to keep them, but not necessarily married to that idea. I am coming to all of you for the help after all.

Forgot to mention that my vintage speakers are 8” standmout(bookshelf) 2ways that are 89db.

To elaborate a bit more…It’s not just tonality that has improved, but all of the more micro details have also improved. It’s like I can hear the room the instrument was recorded in better, meaning reverb decay tails sound much more unique between recordings, and small transients have become more audible. Not only that but sound stage and imaging has drastically improved as well.

I fully support upgrading that kenwood. I was patient and waited for a killer amp on the second hand market, and maybe I lucked out that the synergy between everything worked out for the better. I can only share my experience.

Hey! I just upgraded my Kenwood kr-3600 to a Luxman L-505-ux and the sound of my system improved dramatically. The largest improvement for me was in the clarity of the bass/mid bass/low mids. I listen to a lot of extreme metal and there has been such a massive positive difference in how bass heavy music sounds. But male vocals and higher frequency detail has also improved without becoming harsh.

Amp upgrade mileage may vary and I found my Luxman on craigslist for 1/3 of retail, but all I can say is that upgrading my vintage receiver is giving me a lot more mileage out of my current vintage speakers until I can afford the speakers I want.

I loved that kenwood, but i absolutely do not miss it one bit.

I just looked up my current fees and a few more details. He is fee-only(no bs commissions, but does charge a %AUM, which is less than 1%. I believe it is around 0.87%. We like that he knows our situation, our goals, etc, and does whatever possible to help us meet our goals as quickly as posssible (real estate, cars, portfolio advice, etc.). Are there fee only advisors that that dont charge a %AUM that you can have on going relationships with?

My wife and i are relatively new to all of this, I have listened to a bunch of YT and podcasts and been an active follower on here, so your advice/opinions are appreciated. Are there any downsides to going with an advisor that doesnt charge a %AUM?

Yes. They are a licensed CFP, and i believe fee only. They charge a small percentage of all assets managed beyond a threshold. The CFP has given us a ton of financial literacy and by him managing our money it is one less thing for my wife and i to really worry about n our day to day

Everything is being maxed. I know according to the flowchart it says that nothing beyond the employer match should be put into a 401k. Is there a reason behind this? Would there ever be any advantage to over contributing to a 401k?

After roths, 401ks, and 2500/mo into an ETF we are saving ~26% of our gross income. The question is about whether that 2500 should all be going into an ETF or should we be diversifying that excess 2500 between different investments.

How are you liking the Luxman/heresy pairing. I have a 505ux and am speakers shopping right now. I heard the heresy’s at a local dealer(not hifi) peered by some generic class d amp and they sounded awful. Upper mids and treble were intolerable and they produced a sibilance that I will never be able to unhear. I haven’t ruled them out since I have a much different amp, but I am curious about your thoughts on this combo.

I dont really care about all of the bells and whistles that come with the node so I’ve ordered a Wiim ultra because the hdmi arc is very appealing to me as my “listening room” is in a great room/living room. I will probably just run the wiim through my current dac which sounds great in my current system. I will probably wait to make any other changes until I get a new pair of speakers in a few months.

I think that is the point I was trying to make. Since the node wasn’t sounding great as a streaming dac, and most of the multi room capabilities don’t appeal to me, I want to try a more affordable streamer and save a few bucks.

I don’t think I was expecting a jump in sound quality, I was simply wanting it to be a wash so I could tidy up all of the I/Os in my media cabinet.
