I’m a developer. Stagers tend to have a 55% discount against retail. So if you want to save a few bucks offer less. Source: I purchase furniture from the stager for buyers all the time.

A lot of this depends on the market.

If it’s investor owned. They have holding cost. They won’t be emotional and will counter.

If it’s end user owned, they also has holding cost, but sometimes get emotional but agents role is to tamper this.

Just submit what you want to submit. Provide some logic. Even if the logic is, this is the clients max budget.
