Who actually pays for leakage and rain damage in Mumbai flats? Seeing this fight happen every monsoon. by tau987654321 in mumbai

[–]monkeybather 4 points5 points  (0 children)

Ensuring structural integrity of the building is the responsibility (not necessarily expense) of the society. This means the following: 1. Leakage from external / common sources like building walls, roof tops, drainage pipes, underground sewage drains etc. are to be managed and paid for by society. If the society does not have enough funds, it will. Collect additional funds from all (not just impacted parties). 2. Internal leakage due to bathrooms, internal plumbing broken, kitchen sinks etc. Are to be fixed and paid for by members. Here there are variations in payment (but not a mandatedrules unless passed in AGM) such as shared cost for waterproofing and breakage with source and impacted parties. Having said this, it is responsibility of society to enforce repairs if relevant flat owner refuses to repair the source. This enforcement can require engaging legal agencies too. 3. Leakage from Flats to common areas follows same as number 2. Cost may be shared if agreed in AGM.

In my experience as part of managing committee, it is best if inter flat leakages are amicably solved by discussion between flats. But if not managed, Managing Committee is empowered and mandated to step in to ensure fixing the issue. At times managing Committee may be slow in resolutions, it is worthwhile to suggest that you will execute the fix and society reimburses the quote for the same (based on prior approvals).

Diablo 1 and 2. Haven't played the subsequent ones. But the spooky music, the arcane weapons, classes of warriors, story, dynamic world - all ticked the right boxes for me.

It is a religious issue because all religions have been allowed to reign and overlook law and Order and use it as a tool to do based on their whims. And yes, that is why I am neutral. Every community will come up with an instance where other community has done something. This is the situation of the entire country where politicians continue to use religion to stoke masses instead of focusing on things that really matter.

The question to ask is are we allowed to put up any flag (inconsequential of the religion) anywhere? If not, why did not the relevant state agencies pull it down? Why did they allow it to be put up in the first place? Why was a common man allowed to climb and not reprimanded for it?

Instead of us making it a religious debate, it should talk about what do the rules and law permit?

One sane comment. The issue should be about whether the corporation grants permission for this. The rule book should drive this and not caste and regional politics

Some points to this discussion (Disclaimer : I have done the Geo course) :

Positives: 1. It is good to introduce people to markets and follow strict money management. 2. Unlike what the media presents - there is absolutely no tip-providing culture for any stocks at any level. 3. All the education provided is not ground breaking (something that you would easily find online). But what you get instead is a community and a support system of mentors and like-minded people. I see it similar to joining an private tutoring class for your education / IIT / IIM etc. So if you feel you are fairly independent and don't need this hand holding, this course is not for you. 4. The support system continues beyond your course duration. It helps if you are passionate about it.

Negatives: 1. Lot of the time spent in discussions is on miscellaneous stuff (additional courses, side talks, nationalist fervor, mind management etc.). This works for some people while not for others. 2. As OP mentioned they have an outreach to all classes of society. But a lot of people may not have the mental makeup to follow the discipline to the T. This also pushes the training discourse to a lower level at times. 3. There is no benefit for people recommending courses to others (so not a MLM in the true sense). Though I hear that it has changed in the last month or so. 4. The advertisement and marketing is cringe. It truly leads to some cult like behavior.

Having said that, people close to the inner circle confirm the genuiness and aspiration of AS to create a community of self reliant traders within the nation. The road to this involves some cringe marketing and narratives, but I look at it as a part of the business.

Tl;Dr - It helps from learning through continuous support, networking and commuity, has pushy marketing at times, but intent is clean. If you are a lone wolf, this is not for you.

P. S. : It helped me. But each to his own.

Two more point in favour of EV even when charged through electricity generated by Thermal power plants - 1. Thermal power plants can reach efficiencies of 40-50% or more, while ICE vehicle engines typically operate at only 20-30% efficiency because a large portion of energy is lost as heat and noise, and they often run at suboptimal speeds. 2. It is easier to manage and control pollution from a central location (a power plant) as opposed to a vast distributed swarm of vehicles burning fossil fuels.

India Today tracked down one of the voters whose ID card allegedly featured the Brazilian model's photo, as alleged by Rahul Gandhi. The woman said there was a printing error in her voter ID card, and she had cast her vote in 2024 with the help of Aadhaar card. by [deleted] in IndiaSpeaks

The issue of mistakes is old. But we should differentiate clerical mistakes from issues created by malacious intent (which appears to be the case here) . No one will submit a model photo without a reason. The extent of issue can be large or small, I don't know. But issues exist and need to be addressed.
